Screens in Bown Crossing take three hits a year: cottonwood off the Greenbelt in June, pollen under the older canopy toward Boise Avenue, and dust off any lot still under construction. The mesh goes gray, the room behind it dims, and nobody notices until the screen finally comes out of the track.
Three sources, and they behave differently. Black cottonwood along the river corridor lets go for two or three weeks starting late May, and that fluff does not blow through mesh. It wets down and felts across it, so the screen reads gray from inside while the glass behind it is still clean. Tree pollen is finer. Under the mature canopy on the older streets toward Boise Avenue it builds a yellow-green film that turns to paste the first time a sprinkler head overshoots. The third is grit: field dust and construction fines off exposed or newly built lots and off any street still getting worked. Grit is sharp and it embeds in the weave instead of sitting on top of it, which is why running a dry brush over a screen moves almost nothing.
Most of the newer houses in this pocket run vinyl-corner frames with fiberglass mesh and a rubber spline. Those come out of the track easily, wash flat on a tarp, and go back with no drama. The older houses are a different animal. Roll-formed aluminum frames from the mid-century era get brittle with UV age, the corner keys work loose, and the spline has usually gone hard and shrunk in its groove. Flex one of those to pop it out of a channel and you hear the corner let go. So we check corners and spline before anything moves. If a frame is chalky, already twisted, or the mesh is pulling away from the spline groove, we say so before we touch it and either wash it in place or leave it alone rather than hand you back a pile of parts.
Screens come out in order and get tagged by opening, because on these floor plans a bedroom screen and a dining screen can look identical and be a quarter inch apart. They lay flat on a tarp, never leaned against siding where the frame can bow. Both faces get a soft brush and a wash, then a rinse with the same 100% pure deionized water we run on the glass, so nothing chalks up along the frame as it dries. They air out until dry before they go back in the track. What we do not do is put a pressure washer near a screen. Pressure blows the mesh out of the spline, dents the frame corners, and will fold a mid-century aluminum screen in half. Nothing about that is recoverable.
Honest note, because this is a $50 add-on and not every house needs it. Mesh that has gone chalky and stiff on the south and west elevations is sun-rotted, not dirty. Washing it makes it cleaner and no more transparent, and it will tear at the spline the next time somebody leans on it. Same with mesh that bellies out and stays bellied. That is stretched, and the fix is rescreening, which we do not do, so we will tell you that plainly rather than take the money. On the other side: if your screens are only a few years old, the house sits away from the cottonwood line, and you have no construction upwind, they can honestly go two or three years between washes.

We price screens as a $50 add-on to a window service rather than as a standalone visit. The reason is practical: the screens are off the house anyway during a window clean, and cleaning mesh while leaving the glass behind it dirty does not change what you see from inside. No, and be careful with anyone who does. Pressure drives mesh out of the spline groove, dents frame corners, and will fold a thin aluminum screen outright. Screens get laid flat, brushed by hand on both faces, then rinsed with deionized water and dried before reinstall. It takes longer per screen than a wand does, but a screen that comes back straight and tight is the whole point.
On a badly loaded screen, noticeably. Cottonwood and pollen mat into the weave and cut the open area of the mesh, which is why a room can feel dim even with clean glass. Once that is washed out you get the light back. On a screen that is sun-rotted rather than dirty, cleaning will not do it. Chalky, stiff mesh has lost transparency permanently and needs rescreening.
Plenty of people here do it on the fixed-view side of the house, and it works, since you get more light and nothing to clean. Keep them on any window you actually open, though, especially near the river where the bugs are. If you do pull them for storage, label each one by room and window and lay them flat, never stacked on edge, or you will be fighting bowed frames next spring.
It shortens the interval. Field and construction grit is sharper than pollen and it wedges into the weave rather than resting on it, so it does not rinse off in a rainstorm the way fluff partly does. If there is active dirt work upwind of you, plan on the screens twice a year instead of once, and expect the first wash after grading season to take a second pass on the exposed elevation.
