Why Peregrine Heights Screens Grey Out

Start with the build stage — Peregrine Heights is platted 1995–1996 on one plat, which puts most of the glass past its thirtieth year (ZIP 83646, about 77 acres). Screen mesh is a filter, and in Meridian it filters irrigation. Canal silt carried in sprinkler overspray dries in the weave, and because the mesh is rough it holds far more of it than the glass does. Add the west-side farm ground along Black Cat and McDermott, which throws field dust east across these roofs every time it is disked or cut and pollen, and within a season the screen is carrying a grey load you can see through a freshly cleaned window. That is the complaint we hear most: 'you cleaned the glass but it still looks hazy.' It is almost always the screen. We see it most consistently on the homes along N Jumplist Pl.

Pulled, Washed Flat, Reseated

Scrubbing a screen in its opening pushes the silt deeper into the weave and flexes the frame. We pull each one, wash it flat on a padded surface so the mesh is supported, rinse it through from both sides, let it dry and reseat it in the same opening it came out of. Screens are not interchangeable — a frame that has sat in one opening for fifteen years has taken that opening's shape, and swapping them is how you end up with gaps. Being this close to Chinden means the road-facing elevation is always the one that needs the most attention.

What We Find and Tell You About

Screens of this age are brittle. Old fiberglass mesh goes chalky and tears at a touch, and original aluminum frames bend rather than flex. We will tell you which ones are past saving instead of handing back a torn screen and saying nothing. We do not charge for a screen we cannot clean. At about 77 acres, Peregrine Heights is small enough that neighbours booking together is genuinely cheaper for everyone.

Peregrine Heights is on our regular Meridian route, not a special trip. We already work N Jumplist Pl, N Serenity Ln, W Lost Rapids Ln and N Backfire Way inside the subdivision. It routes off Chinden, which is how we keep travel out of the price. If you can tell us the nearest cross street we can usually place you immediately and quote without a site visit. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess at a number you would then have to have corrected.

Where We Stop

We clean and reseat screens. We do not re-mesh or re-frame them. Where a screen is too brittle to survive being pulled we will show you before we touch it, and we do not charge for a screen we cannot clean. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.
