Why Screens Undo a Window Cleaning in Sellwood Place

Worth knowing before anything else: Sellwood Place is still filling in, which means scraped lots, unpaved stub streets and concrete cutting within a block or two of finished homes, and pricing starts around $556,990 to $684,990, homes run 1,447 to 3,259 square feet. A screen is a dust trap by design — it is a fine mesh sitting in the path of the northwest wind fetch that carries Canyon County field dust through spring disking, summer hay cuttings and fall silage chopping, and it holds what it catches. Then the sprinklers run or it rains, water moves through that loaded mesh, and everything in it washes straight down onto the glass you just paid to clean and streaks the sill below it. This is the single most common reason people think a window cleaning did not last. The glass was fine. The screen in front of it was not.

How We Actually Clean Them

Screens come out of the frame and get cleaned off the house, not sprayed in place. Spraying a screen in its opening drives the dirt into the track and onto the glass behind it, which is worse than leaving it alone. We lay them flat, wash both faces with a soft brush and a mild solution, rinse with deionized water, and let them dry fully before they go back — a damp screen reinstalled against a frame is how you get mildew along the spline line. Each screen goes back in the opening it came out of, because they are not interchangeable even when they look identical.

Damage We Find, and What Is Worth Fixing

Taking screens out is also the only way anyone finds out what condition they are in. Common findings here: spline shrunk and pulled out of the channel so the mesh sags, sun-rotted mesh that tears at a touch on south and west elevations, and frames bowed from being forced back into the wrong opening. On newer construction the screens are usually sound and the issue is just builder dust and stucco splatter still on them. Solar Screens and Sun Screens

Plenty of Star homes run solar or sun screens on the west elevation, and they need a gentler hand than standard mesh. The coating that does the shading is on the fiber, so an aggressive brush strips it and leaves you with a screen that blocks the view without blocking the heat. We identify them before we start and wash them accordingly. Same goes for retractable screens, which do not come out of their housing and get cleaned in place carefully instead.
