Eagle's newer retail is heavily stucco and synthetic stucco over cultured stone wainscot, and a pressure washer held wrong on EIFS drives water behind the panel and leaves you arguing with your landlord about a repair. Pricing, One Invoice, and a Line You Can Budget

Window cleaning starts at $199 and prices by pane count, so a small suite off State Street and a full glass frontage on a Chinden pad site are not quoted the same. Screens add $50. Gutters start at $199. Pressure washing is $0.20 per square foot for entry concrete, sidewalk and gum, and soft-washing the building face, awnings and signage is $0.18 per square foot. You get the number before we start, not on an invoice afterward. Membership is Monthly or Quarterly with no contract, and Quarterly saves $100 per cleaning, which turns exterior upkeep into a fixed line you can put in next year's budget instead of an unplanned expense every time somebody finally complains about the glass. Run more than one location, say a store in downtown Eagle and a second in Meridian or Star, and both go on one invoice on the same cycle.

How Often an Eagle Storefront Actually Needs It

Frequency is a traffic question before it is a calendar question. A busy shop, a food business, or anything with a glass entry on State Street usually needs Monthly, because handprints are visible again in about two weeks. A lower-traffic suite off Eagle Road or out toward Floating Feather holds up on Quarterly. Where you put the visits is the Eagle part. Late May and June, cottonwood fluff off Eagle Island and the greenbelt drifts into entry mats, door tracks and screens. July and August bring wind-driven foothills grit and wildfire ash that dries acidic on horizontal signage. If your center's landscape strip runs on pressurized canal water from New Dry Creek Ditch, expect a gritty band on the bottom three feet of glass and on stone wainscot all irrigation season.
