Soft washing means under 100 PSI measured at the surface, roughly garden-hose force, with a sodium hypochlorite and surfactant blend doing the actual work. A house-wash solution typically lands near 1 to 2 percent hypochlorite at the wall, dwells eight to twelve minutes, and gets rinsed. Pressure washing means 2,500 to 4,000 PSI and 4 to 8 gallons per minute of mechanical erosion. The distinction most people miss is that what makes a wall black is alive. Algae, mildew, and lichen have root structures down in the pores. Pressure knocks the visible layer off and leaves the roots, so it returns within a season. Hypochlorite kills the organism, which is why a soft-washed wall commonly stays clean two to four times longer than a pressure-blasted one. On concrete the logic inverts: the stain is ground into a hard porous surface that tolerates abuse, and mechanical energy is simply the efficient tool.

Surface by surface, with the actual limits

Vinyl siding: soft wash only. Vinyl is a rain screen, not a watertight skin. Panels hang loose by design with weep slots, and a wand aimed upward under a lap drives water into the wall cavity where nobody sees it dry. Below about 50°F vinyl also goes brittle enough to crack at a butt seam. Fiber cement and engineered wood, meaning James Hardie or LP SmartSide: soft wash. Manufacturer instructions call for low-pressure water and a soft brush, and high pressure erodes the factory coating and swells cut edges. Stucco: soft wash, because every stucco wall has hairline cracks and pressure injects water into them. EIFS: soft wash with zero exceptions, since that is foam board under a thin acrylic coat and a 15° tip punches through it. Cedar and painted wood: soft wash. Brick: soft wash unless the mortar is modern and sound. Asphalt shingles: soft wash at a stronger mix. Concrete, pavers, and block: pressure.

The three ways pressure actually destroys things

First, water intrusion. Cladding sheds water going down, not sideways or up. Forcing water behind siding or into a stucco crack puts moisture in a cavity with no drying path, and the failure shows up a year later as sheathing rot. Second, eroding the softer of two materials. Above roughly 1,200 PSI you raise and fur the grain on cedar or fir, and the deck that needed washing now needs sanding. Old lime mortar in pre-1940s brick washes out of the joints. Polymeric sand blows out of paver joints and has to be re-installed. Third, stripping a protective layer you cannot put back. Asphalt shingles lose the ceramic granules that block UV, and on algae-resistant shingles those granules are the copper that fights the algae. Distance and tip angle are your real pressure control, not the trigger. Impact force falls off fast: the same 25° tip is brutal at two inches and mild at eighteen.

Getting a soft wash right: mix, dwell, and temperature

Chemistry has operating conditions, and skipping them is how people get streaks. Sodium hypochlorite works fastest between about 50°F and 85°F. Below 40°F its kill rate falls off and rinse water starts freezing on walkways, which is a slip hazard, not a cleaning problem. Above roughly 90°F in direct sun the solution flashes dry on the wall before it can be rinsed, which leaves the ghosting people blame on the cleaner. Overcast and mild is the ideal day. Hypochlorite also degrades in the jug, losing meaningful strength over a few months and faster in a hot truck, so a weak result is often stale chemical rather than a stubborn wall.
