Sprinkler overspray ruins glass because dissolved minerals dry on a hot pane, and the deposit turns alkaline every time it re-wets, slowly dissolving the silica underneath. Scale that sits on the surface comes off. Glass that has been etched cannot be fixed. Aim the heads away and neither one happens.
Rain is close to distilled. It falls with almost nothing dissolved in it, sheets off glass, and leaves nothing behind. Irrigation water is the opposite. Treasure Valley yards run on two sources and both are loaded: untreated Boise River canal water delivered by the irrigation districts from roughly April 15 to October 15, carrying silt plus dissolved solids picked up through the system, and municipal or private well water testing somewhere around 7 to 13 grains per gallon, about 120 to 220 parts per million, depending on the well. A droplet that lands on glass and evaporates leaves every one of those minerals behind in a ring the size of the droplet. Dust blows off. Pollen rinses off. Mineral deposit bonds. Then the next cycle lands on top of it and the ring thickens. That is the whole mechanism, and it is why one sprinkler head pointed at a window does more permanent damage in a summer than ten years of weather.
Scale sitting on glass is not inert. Soda-lime window glass is roughly 73 percent silica, held together with sodium and calcium. When water sits on it, hydrogen trades places with the sodium and leaves a porous, silica-rich skin behind. Carbonate deposits make the trapped moisture alkaline, and above about pH 9 hydroxide attacks the silica network directly and dissolves it. That is etching: the glass surface is gone, not covered. Heat runs the clock. A south or west elevation in July sits at 130 to 150 degrees Fahrenheit while the air is 95, so every droplet flashes off in seconds and concentrates its residue instead of running off. Watering three to five days a week from mid-April to mid-October is 80 to 150 wet-dry cycles on the same pane in one season. On a hot, heavily sprayed wall, the first permanent haze can show up inside that single season.
Four tests, in order, and the first three need no chemicals. Wet it: topical scale darkens and mostly disappears while the glass is wet, then reappears as it dries, while etching does not change at all. Feel it: run a fingernail across, and deposit has a faint gritty relief where etching is dead smooth. Angle it: etching often throws an oil-slick rainbow iridescence in raking light that no deposit produces. Then treat one corner with an acidic hard-water product and a fine polish. If that corner clears, the whole window will clear. If a haze stays after the deposit is gone, the glass is etched and nothing brings it back. One more check: if the cloudiness is between the panes and you cannot touch it from either side, that is a failed insulated-glass seal, not a stain, and no cleaning reaches it.
Do not pay anyone to restore glass while the head that ruined it is still aimed at it. Restoration on an unfixed system is gone inside a season, and it belongs on the estimate as a condition, not a suggestion. Start with pressure. Spray heads are designed to run 30 psi at the nozzle; plenty of valley pressurized irrigation lines deliver 50 to 80. Past roughly 45 psi the nozzle stops throwing droplets and starts throwing fog, and fog drifts onto glass 20 to 30 feet away from a head that never pointed at the house. A pressure-regulating spray body or a regulated nozzle holds 30 psi and costs a few dollars. Then geometry: pull the arc off the house, drop a 15-foot nozzle to a 5- or 8-foot, raise heads above the shrubs deflecting spray upward, and convert the foundation bed to inline drip. Drip is the permanent answer, usually under $200 a zone in parts.
Restoration is a separate, slower job than washing, and the cautions matter more than the chemical. An acidic gel goes on, gets dwell time, then fine mechanical agitation with a non-scratch pad or 0000 steel wool. Two hard rules. Acid runoff etches natural and cultured stone and dulls anodized aluminum, and in this valley the stone wainscot sits directly under the worst-fouled panes, so it gets masked and flooded with water immediately. And razors do not touch tempered glass: tempering rolls fabricating debris into the surface, and a blade drags that debris into permanent scratches. Tempered is code-required in patio doors, in glass beside doors and stairs, and in big low panels, which is exactly the glass sprinklers hit. Check the corner stamp before anything touches it. Light early etching can sometimes be reduced with a cerium-oxide polish, slowly, with some risk of optical distortion. Advanced etching is not repairable at any price.
Fresh, light spotting on a reachable ground-floor pane is a real DIY job: white vinegar or a hard-water gel, a non-scratch pad, twenty minutes, under ten dollars. If the glass is annealed, low, and the deposit is weeks old rather than seasons old, you do not need a company for it. Call one when the spotting is baked in, when the glass is above the first floor, or when you cannot tell whether it is etched. But the minerals are still sitting there at 8 a.m. Timing reduces severity. Only keeping water off the glass prevents the deposit.
