Clean tracks dry before you clean them wet. Vacuum every crumb out first, because water plus dry grit makes mud that packs into the corners and plugs the weep holes. Then brush, then wipe. Five minutes a window done in that order beats an hour done backwards. And the weep holes matter more than the dirt does.
Start with a vacuum, not a spray bottle. A shop vac with a crevice tool pulls out the sand, cottonwood fluff, dead boxelder bugs, and grit that make up most of the volume in a track. Wet that grit first and you make a paste that packs into the square corner where the sash meets the jamb, which is the one place a rag cannot reach. Second pass, a stiff dry brush. An old toothbrush works; a half-inch foam craft brush fits a standard slider channel almost exactly. Break the film loose, then vacuum again. Only now does water come out. Third pass, a damp microfiber wrapped over a flathead screwdriver blade to get the corners square, then a dry pass so nothing is left standing. On a typical vinyl slider that whole sequence runs three to five minutes. Twenty windows is about an hour and a half of honest work.
Every vinyl and aluminum slider is built to let water in. The bottom track is a gutter, and it drains through weep holes: usually two slots, roughly a quarter inch tall, on the exterior face of the bottom rail, often behind a small hinged plastic flap that lets water out and keeps wind from pushing it back in. When those slots pack with silt, the track stops draining, water stands in it, and eventually it rises over the interior lip and runs down the inside of the wall. That is how a zero-dollar maintenance item becomes drywall and framing repair. Test it. Pour a cup of water into the exterior track. It should be gone in about 30 seconds. If it stands, clear the slot from outside with a nylon zip tie or a length of string trimmer line, around .065 inch. Never a drill bit or stiff wire, and never make the hole bigger.
Skip baking soda and vinegar. It fizzes impressively, the two neutralize each other into salty water, and you are left with gritty residue to rinse out of a channel that already drains slowly. Everything that trick claims to do, the dry brush did. Skip glass cleaner in the track too. The surfactants dry tacky and grab dust, which is the same reason we wash glass with 100% pure deionized water and no soap at all. And never point a pressure washer at a window track. At even 1,200 PSI you drive water past the weep baffles into the wall cavity and can blow the glazing bead loose. If a sash drags after cleaning, lubricate with dry silicone or PTFE spray. Not WD-40, not any oil, because oil holds dust and turns a clean track into grinding paste within a season. Wipe it on thin, keep it off the glass.
Black speckling in the corners of an interior sill is generally mold, and scrubbing it treats the symptom. It grows on condensation that forms when warm indoor air meets cold glass overnight, which is why it turns up on bedroom windows, behind closed blinds, on the north side, in January. Wipe it and it is gone; leave the humidity where it was and it comes back in a few weeks. When it is 20 degrees outside, indoor relative humidity much above 40 percent will condense on ordinary double-pane glass. Through a Treasure Valley winter, aim for 30 to 40 percent: run bath fans, open the blinds so air moves across the glass, and check what the humidifier is set to. Outdoor air here is bone dry, but a tight newer house with two showers a day is not. Fix the air, then clean the sill.
Some of this does not come clean, and you should know before you pay anyone. Old anodized aluminum tracks that have gone chalky: the grey-black film loading your rag is oxidized aluminum, not soil, and it returns because the finish is gone. Cleaning improves it and never restores it. Chalked vinyl on south and west elevations is the same story. UV breaks down the surface, the gloss goes, the frame turns porous, and soil embeds so it reads dingy even when it is sterile. Plastic restorers buy a season. Hairline crazing in an old sill holds dirt inside the cracks, below where any pad reaches. A sill bowed from heat, or a track split by water that froze in it, is a repair and not a cleaning. If someone quotes a restoration on any of those, ask them to prove it on one window before they touch the rest.
Twice a year covers most houses here: once after the spring cottonwood and pollen load, once in October after harvest dust and the boxelder bugs have finished filling every sill. Windows over a gravel drive or downwind of a field want a quick vacuum quarterly. Now the part that costs us money to say: tracks and sills are a genuine DIY job. A crevice tool, a brush, and one Saturday hour gets you most of what anyone charges for, and if tracks are the only thing bothering you, do not hire it out. No on the pressure washer. Even around 1,200 PSI it forces water past the weep baffles into the wall cavity and can lift the glazing bead out of the frame. A garden hose at normal pressure is fine on the outside track once the dry debris is already vacuumed out, but flush toward the weep holes and confirm the water actually drains before you walk away.
Because it is feeding on condensation, not on dirt. Warm humid indoor air hits cold glass overnight, water collects in the coldest corner, and mold grows there. Cleaning removes it for a few weeks. The fix is drier indoor air. When outdoor temperatures drop below freezing, hold indoor relative humidity between 30 and 40 percent, run bath and kitchen fans, and leave blinds open enough for air to move across the glass.
Only if a sash drags, and only with a dry lubricant. Silicone or PTFE spray applied thin is correct. WD-40 and any oil-based product are the wrong answer here: oil traps dust and grit and turns the track into an abrasive paste within a season, which wears rollers faster than dirt alone ever would. Keep any spray off the glass and off the weather stripping.
