Cleaning and Maintaining Basement Window Wells Before They Flood

The short answer: the gravel is the job, not the leaves

Under the leaf pile is the part that matters. A well built right has 8 to 12 inches of washed 3/4-inch drain rock sitting on open soil, ideally with a 4-inch perforated riser tied into the footing drain. Every season, fine silt, shredded leaf litter and asphalt shingle grit wash into that rock and pack the voids between the stones. That is called blinding, and a single inch of silt on top of clean gravel can take a well that swallowed water in seconds and make it hold water for hours. Once a well stops percolating, it is a bucket. A 3-by-4-foot well with six inches of standing water holds about 45 gallons, roughly 375 pounds, against a window assembly built to shed rain running down a wall, not to act as a below-grade dam. It gets in at the bottom corners of the sill, and it gets in fast.

The five-gallon test, and what the well tells you dry

Dump five gallons into the well and start a timer. Clean, open gravel takes it down in under a minute; you watch it disappear. Two to five minutes means the rock is loading up and you have a season or two before it fails. Still standing at ten minutes means the gravel is blinded and cleaning is overdue. Still there the next morning means something other than debris is wrong, and the last section covers that. Now read the well dry. A horizontal band of silt or rust on the liner is a tide line, and it shows how high water has stood before. Check where the gravel sits against the window frame: it should be at least two inches below the bottom of the frame, and rock touching the frame means the well has already silted up. Check that the liner rim stands two to three inches proud of finished grade.

How to clean one properly in about thirty minutes

Pick a dry day above 45 degrees. Tools: work gloves, a shop vac, a five-gallon bucket, a hand trowel, a stiff brush and a garden hose. Pull the cover, hand-pick the big debris, then vacuum the well floor down to bare rock. Now dig the top four to six inches of gravel into the bucket. If it comes out gray and packed instead of loose and rattling, it is done; rinse it through a screen over the lawn or replace it. A 12-square-foot well needs roughly 6 cubic feet of new 3/4-inch rock, about twelve 50-pound bags, $70 to $90 at any Treasure Valley yard. Reset the gravel so it sits two inches below the window frame. Brush and hose the liner, and clean the glass with plain deionized water rather than soap, because soap film in a well is exactly what silt sticks to. Then re-run the five-gallon test.

Keeping water out of the well in the first place

A well only has to handle the water that reaches it, and most of what reaches it is preventable. Grade should fall about six inches over the first ten feet away from the foundation, and the well rim should stand above finished grade, not buried under a mulch bed that funnels runoff straight in. Extend downspouts at least six feet past any well; ten is better. Then check your sprinklers, because in this valley irrigation beats rainfall. A single 3-gallon-per-minute rotor running a 20-minute cycle puts out 60 gallons, and if even a tenth of that lands in a 12-square-foot well, that is six gallons a cycle, three cycles a week, all summer. Domed polycarbonate covers run $60 to $200 in standard sizes and shed rain and snow; flat mesh grates only stop leaves. On an egress well, the cover has to release from inside without tools, keys or special knowledge.

The two windows when wells actually fail here

The Treasure Valley gets roughly 11 to 12 inches of precipitation a year, so wells almost never fail during a rainstorm. They fail in two specific stretches. Late December through February: design frost depth in Ada and Canyon counties runs around 24 inches, and when the top foot of soil is frozen, percolation is zero no matter how clean your gravel is. A 50-degree January thaw on snowpack, or rain falling on snow, drops meltwater into a sealed well, and water expands about 9 percent when it refreezes, which is what bows corrugated liners off their fasteners and cracks vinyl slider frames. Then mid-April through mid-October, when canal and gravity irrigation lifts the shallow water table across subdivisions built on old farm ground in Meridian, Kuna, Star and Nampa. So clean after leaf drop, late October into mid-November, and again in March before canal water turns on. Not in January.

What cleaning will not fix, and when not to hire anyone

If water rises from the bottom of the well while the cover stayed dry, that is groundwater under hydrostatic pressure, not debris, and no amount of cleaning touches it. That is an interior perimeter drain and sump pit, typically $3,000 to $12,000 with a foundation contractor. If your well has no vertical drain riser and sits in clay, cleaning buys months, not years; retrofitting a drain means excavating the well and tying into the footing drain, usually $800 to $2,500. How often should window wells be cleaned?

Twice a year for most homes: once after leaf drop, roughly late October through mid-November, and once in March before irrigation water turns on. If the well has a domed cover and no tree within thirty feet, once a year in spring is enough. Skip winter entirely. Frozen gravel cannot be dug out cleanly, and a frozen well cannot be tested.

What is the five-gallon test?

Can I pressure wash a window well?

Not the way most people would. High pressure drives silt down into the gravel voids, which is the exact failure you are trying to reverse, and it can push water past a window seal that was never rated to hold standing water. Vacuum the debris, dig the top few inches of rock, and rinse the liner with a garden hose and a stiff brush instead.
