Ardell Estates is a CBH Homes subdivision north of central Kuna between Ten Mile and Meridian Roads, reached by heading south on Linder past Hubbard and turning west onto West Striped Owl Drive. It is 220 building lots from 0.16 up to 0.311 acres, and Reed Elementary sits four-tenths of a mile away, which turns out to be the detail that most affects the glass.
Reed Elementary is about 0.40 miles from Ardell Estates, Kuna High 0.70 and Kuna Middle 1.30, which makes this one of the most genuinely walkable family subdivisions in the city. The effect on glass is specific and predictable: back sliders, door panes and the bottom third of ground-floor windows carry constant hand contact at a consistent height, all year, and exterior cleaning does absolutely nothing for it because it is on the inside. A lot of homeowners here buy an exterior clean and stay disappointed. If handprints are the complaint, interior glass is the answer and it is fine to book only that.
At 0.16 to 0.311 acres, Ardell Estates parcels run larger than Thunder Rock, Fossil Creek or Paloma Ridge, and that has two practical effects. There is actual side-yard room, which means more of the house is reachable and access is less of a puzzle. And there is more distance between sprinkler heads and windows, so canal water has more air time to partly evaporate before it lands, which produces lighter and more diffuse mineral spotting than the concentrated arcs you see on the city's tightest lots. Larger lots also mean longer gutter runs, which is where the cost sits.
CBH built three to five bedroom plans here from 1,364 up to 3,250 square feet with two to two and a half baths and two to three car garages, and it is a steady mid-market family subdivision rather than a luxury one. That spread means pane counts vary meaningfully across the subdivision, so we count rather than quote a bracket. Windows start at $199 by pane count, and a single-level at the small end of Ardell Estates genuinely lands near it.
Like every Kuna subdivision, Ardell Estates is on pressurised Boise-Kuna Irrigation District canal water, untreated and carrying suspended silt and dissolved mineral. That is the baseline exterior issue: spotting low on the glass where sprinklers reach, accumulating through summer and setting hardest in full sun. Deionized water removes active and moderate deposits because it carries no dissolved solids and leaves nothing behind as it dries. Glass spotted across many summers can start to etch, which is permanent surface damage rather than a film, and we tell you which you have rather than quoting a treatment that cannot work.
Larger lots in Ardell Estates often come with wider single-story rooflines or deeper footprints, which means more gutter linear footage than a compact subdivision, and gutters price by the foot. With no mature canopy yet the contents are wind-blown soil and first-years shingle granule, both of which compact low in the trough and pack downspout elbows invisibly. We clear by hand and flush the lines. Gutters from $199, windows from $199 by pane count, screens +$50. Quarterly membership saves $100 per cleaning, no contract, 7-Day Rain Guarantee, free annual screen clean.

Almost certainly interior handprints. With Reed Elementary four-tenths of a mile away, sliders, door panes and the bottom third of ground-floor windows in Ardell Estates carry constant hand contact at a consistent height. Exterior cleaning does nothing for grime on the inside of the glass. It is fine to book interior only.
Lot size. At 0.16 to 0.311 acres there is more distance between sprinkler heads and windows here than on a 0.12 acre lot, so canal water has more air time to partly evaporate before it lands. That produces lighter, more diffuse spotting rather than the concentrated arcs you see on Kuna's tightest platting.
Because gutters price by linear footage and Ardell Estates lots are larger, which often means wider single-story rooflines or deeper footprints and therefore more feet of gutter. A big roofline with relatively few windows can genuinely produce a gutter number above the window number.
Windows start at $199 and price by pane count. Plans run 1,364 to 3,250 square feet, so the spread is real: a single-level at the small end lands near the starting point, and a five-bedroom two-story carries considerably more panes. We count them rather than quoting a bracket.
Yes. Untreated canal water leaves mineral every cycle, and glass that has carried that deposit through many summers in full sun can begin to etch, which is damage to the glass surface rather than a film on top of it. Etching does not rinse off. We tell you which you have before quoting a stain-removal add-on.
Yes. With no canopy the contents are wind-blown soil and granule shed heavily by asphalt roofs in their first years, both of which compact into a heavy layer low in the trough and pack downspout elbows. None of that shows from the ground, and a clear top edge says nothing about whether water moves.
