Patagonia is the largest development in north Kuna, more than 150 acres with around 450 building lots, reached by heading east on Hubbard Road from Meridian Road and turning north on Magellan. Three builders work it, plans run 1,573 to 3,864 square feet, and the 12-month it carries some of the highest-value glass in the city.
Berkeley Building, Eaglewood Homes and Riverwood Homes have all built in Patagonia, and that matters more than it sounds. Different builders use different window brands, different frame colours, different glazing details and different gutter profiles, so two houses on the same street can want genuinely different handling. Black or bronze frames, which have become common on the newer homes here, show hard-water spotting far worse than white vinyl does, and dark frames also run hotter in sun, which sets mineral deposits harder and faster. We walk the house rather than assuming a subdivision-wide approach.
A development this size builds out over many years, so Patagonia contains finished streets with grown-in landscaping and active construction with concrete trucks on the same day. Homes next to active lots deal with cement dust, saw dust and tracked soil arriving continuously rather than seasonally, and glass cleaned Friday can carry visible film by Wednesday. The honest approach is a tighter interval now and a longer one once your phase and its neighbours are finished. Membership has no contract, so easing off later costs nothing.
Patagonia has two planned community pools plus a park, playgrounds, walking paths and green spaces, with fibre optic service, on an HOA of about $325 a year and an $800 setup and transfer fee. All of that landscape is watered with untreated Boise-Kuna Irrigation District canal water, so homes backing onto a path, green space or pool area take association sprinkler spray in addition to their own. Spotting that is heavier on the amenity side than the street side is coming from the HOA system, and since you cannot adjust their heads, the answer there is frequency rather than a repair.
Homes run 1,573 to 3,864 square feet, two to five bedrooms, two to four and a half baths, with garage options from two up to five bays, on lots of 0.13 to 0.38 acres. The top-end plans carry two-story entry glass, tall stairwell windows and upper bedroom panes above landscaping with no ladder footing, which is the genuine reason most Patagonia owners hire this out rather than the reachable ground floor. Windows price by pane count, so large fixed panes cost less per square foot of glass than many small divided ones, and the quote is usually better than people guess.
Large footprints mean substantial gutter linear footage, and with young landscaping the contents are shingle granule from roofs in their first years plus construction grit and wind-blown soil, all of which compact low in the trough and pack downspout elbows invisibly. We clear by hand and flush the lines. Five-bay garages come with a lot of flatwork, and concrete wants pressure washing at $0.20 per square foot while siding wants a soft wash at $0.18. Windows from $199 by pane count, screens +$50, gutters from $199. Quarterly saves $100 per cleaning, no contract.

Dark frames show hard-water mineral far more than white vinyl, and they also run hotter in sun, which sets the deposit harder and faster. With three builders in Patagonia using different window packages, two houses on the same street genuinely can need different handling. It is a real difference, not an illusion.
No, but run a tighter interval while it lasts. At 450 lots across 150-plus acres, Patagonia builds out over years, so finished streets sit next to active pours and glass loads continuously. Quarterly now and something lighter once your phase settles is the honest sequence, and membership has no contract.
HOA irrigation. Two community pools plus park, playgrounds, paths and green spaces are all watered with untreated canal water, so homes facing any of it get association spray on top of their own. You cannot adjust their heads, so the answer for HOA-sourced spotting is frequency rather than a fix.
Higher than a small tract home, but usually less than expected, because pricing is by pane count and large fixed windows cost less per square foot of glass than many small divided panes. We count actual panes rather than estimating from house size.
Water-fed poles from the ground wherever the elevation allows, which avoids ladders against new siding and leaves no marks. On the top-end Patagonia plans that is most of the tall glass, and it is the main reason owners here hire it out rather than the ground floor.
Pressure washing is $0.20 per square foot and is the right tool for driveways, aprons and turning areas, including tyre marks, oil drips and rust staining from canal water. Siding above it is a soft wash at $0.18 per square foot, because high pressure drives water behind lap joints.
