Mineral Is the Half You Cannot Rinse Off

The mineral on Brittany Heights glass does not come from the sky. It comes from the Caldwell Municipal Irrigation District, with storage held by Pioneer Irrigation District, which delivers untreated surface water to the sprinklers on a separate line, and it is compounded by Caldwell's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. Every irrigation cycle that reaches a window deposits a little silt and a little dissolved mineral, and every evaporation concentrates what is already there. Over a season it bonds; past that it begins to etch the glass itself. This is why an ordinary wash looks fine on the day and hazy again within weeks — the deposit was never removed, only wetted. Deionized water dissolves it rather than redistributing it.

Because Brittany Heights is new ground, the first cleaning is a construction clean rather than a maintenance clean, and it should be priced and scheduled as one. Masonry fines and stucco splatter bond harder the longer they sit through irrigation cycles, so waiting makes it worse rather than easier. Indian Creek, the Old Grid and the New Edge

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. Caldwell is really two cleaning problems wearing one city's name. The old grid around Indian Creek and downtown is pre-war and early-post-war housing: original wood sashes in places, single-pane and storm windows, mature trees dropping sap and tannin, and gravity irrigation running in ditches rather than pressurised pipe. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. The Honest Limits

We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen. We cannot remove etching, and we will tell you when that is what you have rather than selling a polish that will not change it. On its own, dust is a nuisance you could rinse away. Combined with irrigation overspray it becomes a bonded layer, because the mineral acts as the binder. That is the mechanism behind the complaint we hear most — that windows look dirty again within weeks. They do, and it is not the cleaning that failed.
