Nampa runs on two water systems, and the one hurting your glass is not the one at the kitchen tap. City water here is hard enough on its own — around seven grains per gallon. But pressurized irrigation is untreated canal water, delivered by Pioneer or Nampa & Meridian depending on where your parcel sits. It carries dissolved calcium, silica and suspended field silt, and it never sees a softener or a filter. When a head throws that onto a window in July, the water flashes off a hot west pane in minutes and leaves the entire mineral load sitting on the surface. Do that on a nightly cycle from April to October and you are no longer looking at dirt. You are looking at mineral that has started bonding into the glass itself.
Two subdivisions a mile apart on Karcher can have completely different glass, and the deciding factor is when the sprinkler system went in and who controls it. Late-90s builder systems out here were commonly set with fixed spray heads on short pop-ups tucked right against the foundation, aimed back toward the house so the narrow strip of lawn under the windows got covered. Those homes have haze on nearly every ground-floor pane. Systems installed from the mid-2000s on tend to sit further out with rotors throwing away from the structure, and that glass is often still clear at fifteen years. Then there is HOA common landscaping along the collector roads and entry berms — big rotors, long throws, running whenever the district has water in the line, on a schedule no homeowner on that front row can change.
This damage is never evenly spread, and you can usually read it from the driveway. West and south elevations take the worst of it, because those panes are hot by mid-afternoon and the water evaporates before it can run off. Ground-floor windows sitting inside a head's throw radius get hit hardest; upstairs glass is usually clean unless a rotor is badly aimed or a west wind is carrying the spray. Window wells and basement egress glass collect it because water pools there instead of draining. Patio sliders take a beating on lots where the lawn wraps the back. North-facing glass on the same house is often close to untouched — and that contrast is the tell. If one side is hazy and the shaded side is clear, you are looking at irrigation, not sugar-plant lime dust or general road film.
Here is the part worth knowing before anyone quotes you. Mineral on glass comes in two stages. Stage one is deposit sitting on the surface: cloudy, often with visible spray arcs, and that comes off with a dedicated mineral treatment and a polish. Stage two is etching, where silica has pitted the glass. That does not fully come back. The check you can do yourself is simple — wet the pane and look at it. If the haze vanishes while the glass is wet and reappears as it dries, it is deposit and we can get it. If the cloudiness is still visible under the water, or you can catch the edge of it with a fingernail, it is etched. We test one corner of one window before quoting the house, and if a pane is past saving we tell you rather than charging you to find out.
Restoring the glass is only half the job. If the head that caused the problem still points at the house, the haze is back within two seasons. Before we leave, we walk the zones with you and mark which heads are the actual culprits — usually one or two, not the whole system — so you or your landscaper can rotate the nozzle, drop the arc or move the head out a foot. Almost always the HOA common landscaping along the street. Those beds and berms run large rotors with long throws, and on the front row of homes the spray carries onto the street-facing elevation every cycle. Your own backyard system is usually smaller heads throwing away from the house. Same home, same water, completely different exposure — and you cannot change the common-area schedule.
Different sprinkler system, different install year, and possibly a different irrigation district. A subdivision built in 1997 with spray heads set tight against the foundation will show etching that a 2008 build with rotors set out in the lawn never gets. This is the most house-by-house service we do. Two homes on the same road can need completely different work.
Depends on whether it is deposit or etching, which is why we test before quoting. Surface deposit — even years of it — comes off with mineral treatment and polishing. Etched glass, where the silica has pitted the surface, improves but does not go fully clear. On badly etched panes the honest answer is replacement, and we will say that instead of selling you a restoration that disappoints.
If you can, yes. Once the district drains the lines for the winter, restored glass stays restored through spring. Do it in July and the same heads hit it that night, and you have paid for something that lasts a week. The exception is a house going on the market, where we will do it any time of year and tell you honestly how long it will hold.
No, and it is worth being clear about it. Pure DI water leaves nothing behind, which is why it dries spotless and keeps new mineral from building up. But it does not dissolve mineral that is already bonded to the glass. That takes a separate restoration treatment and polish. Regular DI cleaning is how you keep stains from coming back — it is not how you remove the ones you already have.
