Why Stetson Estates Glass Spots the Way It Does

Meridian's window problem is an irrigation problem. the Boise Project Board of Control supplies it here, feeding the sprinklers on a separate back-lot line that never touches the city's treatment plant. That water is pulled off the canal system, and it carries everything a canal carries. Every cycle that reaches a pane deposits a little silt and a little dissolved mineral; every evaporation cycle concentrates what is already there. That is why the glass on one side of a house can be visibly worse than the other, and why it comes back so quickly after an ordinary wash. Deionized water, no soap, is the method that actually removes it rather than redistributing it.

Why Stetson Estates Glass Looks Clean and Still Hazes

The homes in Stetson Estates have taken on the order of fifteen to twenty-five irrigation seasons, and mineral deposit accumulates. For the first few years it rinses. Past year eight or so it bonds, and past that it etches — the deposit sits in microscopic pits it has eaten into the silica. Dust that lands on a pane still damp from a sprinkler cycle does not — it beds into the mineral film and cements there, which is the real reason Meridian glass goes from clean to visibly dirty faster than people expect. Soap makes it worse: surfactant residue left in the corners is tacky and collects the next round. We introduce no soap, so there is nothing left to catch it.

Reaching the Upper Glass in Stetson Estates

Homes here carry the tall glass packages that came in with modern Meridian floor plans — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Water-fed poles do most of it. The advantage is not only safety — rinsing at height with deionized water means the top of the pane gets the same treatment as the bottom, which is not true of a squeegee reached out at arm's length from a ladder. Tracks are where irrigation silt actually accumulates — it washes down the pane, settles in the bottom track and sets up like thin grout over a season. We clear that rather than cleaning the glass above it and leaving the track packed. Screens hold the same silt in the mesh, which is why a freshly cleaned window behind a dirty screen still reads grey from inside. We stay off the seal line with anything high-pressure or metal.

Sprinkler Aim Is Half the Answer

Cleaning without changing the cause buys one season. On a Stetson Estates lot it is almost never every head that is the problem — it is two or three throwing onto glass, and a quarter turn on each does more for the next six months than the cleaning itself.
