Newer glass, and a public rec lot next door

Being a 2018-and-later build means the windows are still young: seals intact, frames sliding properly, tracks not yet packed with a decade of grit. The recreation lot being open to the public rather than HOA-private is a small local factor — more foot and vehicle traffic than a gated common area, and on a dry windy day a bit more dust on the elevations facing it. Neither is a problem, both are worth knowing.

Factory glass ships dirty, and that is the first job

New glass is not clean glass. Panes arrive with manufacturing residue on them, and a live construction site layers stucco dust, drywall powder and paint overspray on top of that before anyone moves in. Drywall dust is the one to respect: it goes to a thin paste the first time it gets wet, then dries hard. All of it comes off with pure deionized water flooded on before contact — and none of it should meet a dry rag, because construction fines are gritty enough to leave hairlines in glass that is still under warranty.

Pressurized irrigation, and what it means for the clean

Like nearly every Eagle subdivision, this one runs on pressurized irrigation — untreated canal water piped along the lot lines rather than treated culinary supply. That water carries silt along with dissolved calcium and magnesium, so a sprinkler head throwing onto a lower pane does not leave a clean water spot. It leaves a gritty mineral film that is harder to lift than airborne dust and comes back on whatever schedule your timer runs. Honestly, the cheapest fix is usually adjusting the head rather than cleaning more often, and we will say so if that is what we find.

Windows start at $199 and price by pane count rather than by square footage, which on standard vinyl sliders and casements is a straightforward count. Screens are $50 added to a window service, free annually on any membership, and gutters start at $249. Straight talk: if you are in a single-story plan with reachable glass and you genuinely enjoy doing it, exterior windows are a real DIY option and we will say so.
