What the Water Leaves on South Park Glass

Two separate water supplies reach a Caldwell window and both of them are hard. The first is Caldwell's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. The second, and the one that actually does the damage, is the Caldwell Municipal Irrigation District, with storage held by Pioneer Irrigation District — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Why South Park Glass Looks Clean and Still Hazes

Two decades of sprinkler cycles have left most South Park panes with a mineral history rather than mineral dirt, and only one of those comes off. A deposit that has bonded but not yet etched responds to a dedicated dissolver and mechanical work; glass that has etched has lost surface and no product restores it. We check before quoting rather than after, and where a pane is gone we say so.

Indian Creek, the Old Grid and the New Edge

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. Caldwell is really two cleaning problems wearing one city's name. The old grid around Indian Creek and downtown is pre-war and early-post-war housing: original wood sashes in places, single-pane and storm windows, mature trees dropping sap and tannin, and gravity irrigation running in ditches rather than pressurised pipe. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. Cleaning without changing the cause buys one season. On a South Park lot it is almost never every head that is the problem — it is two or three throwing onto glass, and a quarter turn on each does more for the next six months than the cleaning itself. We point them out while we are there. It costs you nothing and it is the single highest-value thing anyone can tell you about windows in this valley.

Height, Ladders and Poles

Homes here carry tall glass packages — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Upper glass comes off the ground with poles and pure water wherever it can. That keeps ladders off soft ground and out of beds — most of the damage a window cleaner does to a property is done by ladder feet, not by anything on the glass. We stop at three stories; above that you want a rope-access specialist.
