Why Southern Heights Windows Spot

Two separate water supplies reach a Caldwell window and both of them are hard. The first is Caldwell's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. The second, and the one that actually does the damage, is the Caldwell Municipal Irrigation District, with storage held by Pioneer Irrigation District — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Fifteen-Plus Irrigation Seasons on the Same Panes

Two decades of sprinkler cycles have left most Southern Heights panes with a mineral history rather than mineral dirt, and only one of those comes off. A deposit that has bonded but not yet etched responds to a dedicated dissolver and mechanical work; glass that has etched has lost surface and no product restores it. We check before quoting rather than after, and where a pane is gone we say so.

Indian Creek, the Old Grid and the New Edge

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. Caldwell is really two cleaning problems wearing one city's name. The old grid around Indian Creek and downtown is pre-war and early-post-war housing: original wood sashes in places, single-pane and storm windows, mature trees dropping sap and tannin, and gravity irrigation running in ditches rather than pressurised pipe. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. How We Get to the Second Story

Floor plans in Southern Heights keep most glass within one or two stories, with the taller panes generally on the rear elevation. We clean that from the ground with carbon-fiber water-fed poles wherever the elevation allows. Poles keep ladder feet off finished landscaping, out of window wells and off the roofline, and they let us rinse with pure water at height rather than wiping with whatever is on the cloth. Where a pole cannot do a clean job we ladder it properly. Both crews are fully insured.

If It Still Looks Hazy, Check the Screen

The most common call we get after a cleaning is that the windows still look grey from inside. Nine times out of ten the glass is fine and the screen in front of it is carrying a season of silt in the weave. Mesh is rough and holds far more than smooth glass does. Screen cleaning is a $50 add-on alongside a window service for that reason — pulled, washed flat, dried and reseated in the same openings.

The Honest Limits

Some jobs are not ours. Anything above three stories needs a rope-access specialist. Failed seals, broken glass and rotten frames need a glazier, not a cleaner. Etched glass needs replacing. We would rather point you at the right trade than take the booking and under-deliver.
