What the Water Leaves on Steins Glass

Two separate water supplies reach a Garden City window and both of them are hard. The first is hard treated water, the same mineral load the rest of the valley deals with. The second, and the one that actually does the damage, is the ditch and canal system along the Boise River bottom — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Older Glass Needs a Gentler Hand

Plats this old came with mature trees, and that changes the soiling as much as the age of the glass does. Alongside mineral, Steins homes get sap, pollen and leaf tannin staining, plus shade that keeps north elevations damp long enough to grow something. The windows are frequently original — softer glass, early frames, putty gone hard — so we adjust method to condition rather than running a new-build process.

River on One Side, Arterial on the Other

Garden City is a narrow strip along the Boise River, and almost everything about the glass here follows from that: river-bottom humidity and shade on one side, Chinden and State Street traffic film on the other, and a housing stock that runs from 1950s cottages to brand-new riverfront townhomes within the same block. There is not much width to Garden City, which means most properties are close to the river, close to a busy arterial, or both. Those two produce opposite problems. The river side brings damp: north and east elevations that never fully dry, which is where algae and mildew take hold on siding and where window frames stay wet long enough to matter. The arterial side brings an oily traffic film of brake dust and exhaust that smears rather than rinses. A single method does not serve both well. We soft-wash the damp elevations rather than pressure-washing them, and we clean the road-facing glass with pure water so there is no soap residue left to hold the next day's film.

Pane count drives the number, not house size — a small home with forty divided lites takes longer than a large one with twelve big panes. Exterior starts at $199, gutters at $199, house washing $0.18 a square foot and pressure washing $0.20, and hard water work is per affected pane once we have tested. Nothing is on contract.

Screens Are the Usual Culprit

The most common call we get after a cleaning is that the windows still look grey from inside. Nine times out of ten the glass is fine and the screen in front of it is carrying a season of silt in the weave. Mesh is rough and holds far more than smooth glass does. Screen cleaning is a $50 add-on alongside a window service for that reason — pulled, washed flat, dried and reseated in the same openings.

How Often Steins Actually Needs It

Twice a year suits most homes here — once after the spring dust and pollen, once at the end of the irrigation season when the mineral load is highest. Homes with glass directly in a sprinkler pattern want the more frequent end of that until the heads get adjusted. Homes whose glass is shielded can often go annually.
