Why Willowbrook Estates Windows Spot

Two separate water supplies reach a Garden City window and both of them are hard. The first is hard treated water, the same mineral load the rest of the valley deals with. The second, and the one that actually does the damage, is the ditch and canal system along the Boise River bottom — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. Age Changes the Method, Not Just the Result

River on One Side, Arterial on the Other

Garden City is a narrow strip along the Boise River, and almost everything about the glass here follows from that: river-bottom humidity and shade on one side, Chinden and State Street traffic film on the other, and a housing stock that runs from 1950s cottages to brand-new riverfront townhomes within the same block. There is not much width to Garden City, which means most properties are close to the river, close to a busy arterial, or both. Those two produce opposite problems. The Parts That Are Not the Glass

Most of what makes a window look bad is not the glass. Silt runs off the pane into the bottom track and compacts; the exterior sill collects the same material plus whatever the wind brings; and the screen in front is a filter that has been filtering all season. Clean the glass alone and the window still looks wrong. We detail track and sill as part of the service, and we stay off the seal line with anything high-pressure or metal.

Why There Are No Streaks, and Why It Lasts Longer

Traditional window cleaning puts soap on glass and then tries to remove all of it. What stays behind is invisible on the day and obvious a fortnight later, because it is tacky and it collects. Deionized water skips the problem: no surfactant goes on, so none is left. The practical result is a longer interval between cleanings and no streaking in the raking light that shows up every other method.

Dust, Wind and Why It Returns

Mineral is the half people notice. The other half is river-bottom damp that keeps north elevations from drying, plus traffic film off Chinden Boulevard and State Street. Dust on its own rinses off. Dust that lands on a pane still damp from a sprinkler cycle does not — it beds into the mineral film and cements there, which is the real reason glass here goes from clean to visibly dirty faster than people expect. Soap makes it worse, because surfactant residue in the corners is tacky and collects the next round. We introduce no soap, so there is nothing left to catch it.
