Why The Hickories Windows Spot

Two separate water supplies reach a Boise window and both of them are hard. The first is treated river and well water that is hard by any standard, which is why fixtures here scale even where sprinklers never reach the glass. The second, and the one that actually does the damage, is the New York Canal system and the Boise Project — untreated surface water delivered to the sprinklers, carrying suspended silt and dissolved calcium and magnesium straight off the canal. When a head clips a pane the water sheets, evaporates fast in the valley's dry air, and leaves the silt as a gritty film and the mineral as a bonded ring. Soap moves the first around and does nothing to the second. We run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind to catch the next round.

Age Changes the Method, Not Just the Result

A neighborhood platted in the late eighties or nineties has windows past their design life, and The Hickories is no exception. Seals give up, glazing beads shrink, and vinyl chalks on the sun elevations. None of that stops us cleaning them well; it makes the job careful rather than quick. We flag the units that have actually failed so you can plan replacements on your schedule rather than in an emergency.

Foothills Grit and the Winter Inversion

Boise glass carries something the rest of the valley does not: foothills grit. Decomposed granite off the slope is sharp and fine, it travels on the afternoon downslope wind, and in winter the valley inversion holds everything else down at ground level with it. Two things make Boise different from the cities west of it. The first is the foothills: decomposed granite is a sharp, fine grit, and on a downslope wind it reaches glass that no farm dust ever would. It is the reason we are careful about dry-wiping anything in the Bench and foothills neighborhoods — grit plus a dry cloth is how glass gets scratched. The second is the inversion. For weeks each winter the valley lid holds particulate at ground level, and it settles as a fine grey film that is not dirt in the ordinary sense and does not rinse off in a rain. Winter is genuinely a good time to have Boise glass cleaned, because the low sun angle shows every bit of it and because pure water does not freeze on the pane at the temperatures we will work in.

Dust, Wind and Why It Returns

Mineral is the half people notice. The other half is decomposed granite off the foothills, plus the winter inversion that traps particulate at ground level for weeks at a time. Dust on its own rinses off. Dust that lands on a pane still damp from a sprinkler cycle does not — it beds into the mineral film and cements there, which is the real reason glass here goes from clean to visibly dirty faster than people expect. Soap makes it worse, because surfactant residue in the corners is tacky and collects the next round. We introduce no soap, so there is nothing left to catch it.

Cold-Season Cleaning

Irrigation shuts off in winter, so no new mineral lands — but the low sun angle makes every existing deposit visible, which is why people notice their windows in January having ignored them in July. Exterior cleaning still works in the cold: pure water does not freeze on the pane at the temperatures we will work in, and we simply do not book when it is genuinely too cold. Interior condensation is a separate matter — that is indoor humidity meeting cold glass, and no cleaning changes it.

How We Get to the Second Story

Homes here carry tall glass packages — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Water-fed poles do most of it, and the advantage is not only safety — rinsing at height with deionized water means the top of the pane gets the same treatment as the bottom, which is not true of a squeegee reached out from a ladder. Where the elevation will not allow a pole we set ladders properly, on levelled feet, with landscaping protected. We do not take on rope-access work.
