Whitecliffe Estates sits in north Meridian south of McMillan, between Linder and Meridian Road in 83646, and it is new ground: recorded 2020–2023 across 3 phases, with homes still going up. It is a small pocket — about 41 acres. Settlers Irrigation District supplies the pressurized irrigation on these lots. That irrigation line is the single biggest reason Meridian windows spot the way they do: untreated canal water leaves both a silt film and a bonded mineral ring every time a head throws water onto a pane.

Nearly every subdivision in Meridian, Whitecliffe Estates included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. Settlers Irrigation District supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.
Whitecliffe Estates is still filling in, and glass on an active build site carries what a finished neighborhood never sees: concrete and mortar splatter, stucco slurry, drywall compound dust and cut-masonry fines. Those are alkaline and mildly abrasive, which is the worst combination there is — wiping them with a soapy cloth grinds them across the pane and leaves fine scratching no later cleaning removes. There is usually label adhesive in the corners too. We soften and lift residue rather than scraping dry glass, and we check for tempered stamps before any blade goes near a pane, because tempered surfaces mark in ways annealed glass does not.
We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen. We cannot remove etching, and we will tell you when that is what you have rather than selling a polish that will not change it. We also will not pressure-wash siding or wash a window we think is unsafe to reach. Reflekt has been operating since April 2025 — a shorter history than some of the companies you will be comparing us to, which is worth knowing when you choose.
Exterior service covers the glass, the frame and the exterior sill. Tracks are where irrigation silt actually accumulates — it washes down the pane, settles in the bottom track and sets up like thin grout over a season. We clear that rather than cleaning the glass above it and leaving the track packed. Screens hold the same silt in the mesh, which is why a freshly cleaned window behind a dirty screen still reads grey from inside. We stay off the seal line with anything high-pressure or metal.
We will walk your irrigation heads with you and show you which ones are clipping glass. This is not upselling in reverse for its own sake — mineral that never lands is mineral we never have to remove, and a customer whose windows stay clean longer calls us back. Where glass sits in an unavoidable spray pattern, a sacrificial sealant is worth discussing, and we will be straight that it wears off rather than lasting forever.
Twice a year suits most homes here — once after the spring pollen and dust, once at the end of the irrigation season when the mineral load is at its highest. Homes with glass directly in a sprinkler pattern want the more frequent end of that until the heads get adjusted. Homes whose glass is shielded can often go annually. We are not going to sell you a quarterly plan you do not need.

Pressurized irrigation, nearly every time. Settlers Irrigation District supplies the pressurized irrigation on these lots. That is untreated surface water off the canal, so it carries silt and dissolved mineral that city water does not, and any head throwing onto a pane leaves both behind every cycle. The fix is part cleaning and part aim — we will show you which heads are hitting glass, and adjusting them often does more for the next six months than the cleaning does.
Yes — Whitecliffe Estates is on our regular Meridian routing in 83646. We already run W Bird Wing Dr and W Tida St. We are locally owned, fully insured and rated 4.9 stars across 125+ Google reviews. You can get a quote online or by phone at (208) 453-6760.
Exterior window cleaning starts at $199, priced by pane count rather than square footage, because panes are what take time. Interior is quoted the same way. Screens are a $50 add-on alongside a window service. Hard water stain removal is quoted per affected pane after we test one, since the answer depends on how far the mineral has gone into the glass. No contract.
Not necessarily. Construction fines are alkaline and mildly abrasive, and the longer they sit through irrigation cycles the harder they bond. The first proper cleaning after your own build finishes is worth doing even if the lot across the street is still active — we would just plan a shorter interval until the street is finished out.
Wherever the elevation allows, yes. Carbon-fiber water-fed poles reach most second-story glass from the ground, which keeps ladder feet off landscaping and off the roof. Where a pole will not do a clean job we ladder it properly. We do not do rope-access or high-rise work — above three stories you want a specialist.
