Pradera is young enough that almost nobody here has a mature tree hanging over the roof, so the gutters don't fill with leaves. They fill with shingle granules and west-wind field silt off the open ground south of Homedale Road, and that mix packs into the downspout elbows instead of floating out.
Pull the lid off a Pradera gutter and you generally won't find the wet leaf mat you'd get on the older tree-lined streets closer to downtown Caldwell. What you find is a dark, sandy layer along the bottom of the trough: asphalt shingle granules shedding off roofs that are still fairly new, mixed with the fine alkaline field silt the west wind carries in from the Notus and Wilder farm ground. That combination behaves nothing like leaves. Leaves float and wash toward the outlet. Granule-and-silt sludge is heavy, it stays put, and once it dries in July it sets up like a thin layer of mortar along the seams. A garden hose from the roof edge will not move it — it has to be scooped out by hand, then flushed.
The Toll Brothers plans through Pradera lean on hip roofs with a lot of separate facets, plus the tall gable over the two-story entry. That means shorter individual gutter runs than a long simple ranch would have, but each run is catching a steep, fast-draining slope and dumping it into one outlet. The two-story entry section is the one that bites people: a large roof area draining through a single high downspout, with a long vertical drop that packs sediment tight at the first elbow. When Pradera homeowners tell us water is sheeting over the front gutter in a hard rain, that elbow is the culprit about nine times out of ten — not the trough itself. We clear each outlet and run water through every downspout before we call the job done.
Lots out here run large, and a lot of homes carry a third or fourth bay set up as an RV garage. That changes where the downspouts end up. Several elevations discharge onto gravel side yards or the RV pad rather than a lawn, and plenty have buried extensions running out under that gravel toward the property line. Gravel hides a slow drain — you never see the puddle, so a plugged extension can go a year unnoticed while it backs water into the trough and up under the fascia. We flush every downspout and watch where it comes out. If the water backs up at the ground instead of running clear, we'll tell you the extension is the problem, not the gutter, so you're not paying us again next season for the same symptom.
Plenty of houses out here can go longer between cleanings than a sales pitch would suggest, and we'd rather say so. If your roof is under about five years old, nothing overhangs it, and the last cleaning was within the year, do this before you book: during the next real rain, stand out front and watch each downspout. If all of them are running a steady stream and nothing is spilling over the front lip, your gutters are draining and can wait. Two things that are not a cleaning problem — dark vertical stripes on the outside face of the gutter are oxidized aluminum and road-and-field film, and they need the face washed, not the inside scooped. And a section that pools water with no debris in it is pitched wrong, which is a hanger adjustment, not a cleaning.

New roofs shed a heavy load of shingle granules for their first several years, and the west wind pushes fine field silt in off the farm ground south of Homedale Road. That grit sinks and stays. No leaves does not mean no debris — it means the debris is heavier and quieter, and you won't spot it from the ground.
Roof granules plus field dust. The granules are the mineral coating off your asphalt shingles, which sheds fastest in the first years and again late in the roof's life. Mixed with silt and a little rain it forms a dense sludge that won't wash toward the outlet. Some granule loss is normal. A sudden jump in how much is coming off is worth having a roofer look at.
We flush it and see what happens. If the line is partly silted we can often push it clear from the downspout end. If it's fully plugged, collapsed, or crushed under the gravel where vehicles park, that's an excavation or a drain-jetting job and we'll tell you straight rather than pretending a hose fixed it. No, and anyone who says it will is selling you the wrong service. Those stripes are on the outside face — oxidation and road film that bonded to the aluminum, not dirt from inside the trough. Cleaning the inside won't touch them. They come off with a hand wash and the right detergent on the face of the gutter, which we can quote separately.
Most Pradera homes do fine once a year, usually late fall. Streets downtown with mature cottonwoods and maples often need spring and fall. What can push a Pradera house to twice a year is a newer roof still shedding hard, a heavy spring tillage and fall harvest season, or a two-story entry downspout that has already plugged on you once.
