Not leaves — granules and field grit

Pull the lid off a Pradera gutter and you generally won't find the wet leaf mat you'd get on the older tree-lined streets closer to downtown Caldwell. What you find is a dark, sandy layer along the bottom of the trough: asphalt shingle granules shedding off roofs that are still fairly new, mixed with the fine alkaline field silt the west wind carries in from the Notus and Wilder farm ground. That combination behaves nothing like leaves. Leaves float and wash toward the outlet. Granule-and-silt sludge is heavy, it stays put, and once it dries in July it sets up like a thin layer of mortar along the seams. A garden hose from the roof edge will not move it — it has to be scooped out by hand, then flushed.

Hip roofs, short runs, and everything landing on one downspout

The Toll Brothers plans through Pradera lean on hip roofs with a lot of separate facets, plus the tall gable over the two-story entry. That means shorter individual gutter runs than a long simple ranch would have, but each run is catching a steep, fast-draining slope and dumping it into one outlet. The two-story entry section is the one that bites people: a large roof area draining through a single high downspout, with a long vertical drop that packs sediment tight at the first elbow. My Pradera house is only a few years old and there are no big trees — do I even need gutter cleaning?

Usually yes, but less often than an older neighborhood. What is the black sandy sludge in my gutters if it isn't leaves?

Roof granules plus field dust. The granules are the mineral coating off your asphalt shingles, which sheds fastest in the first years and again late in the roof's life. Mixed with silt and a little rain it forms a dense sludge that won't wash toward the outlet. Some granule loss is normal. A sudden jump in how much is coming off is worth having a roofer look at.

My downspout runs into a buried pipe under the gravel by the RV pad. Can you clear that?

We flush it and see what happens. If the line is partly silted we can often push it clear from the downspout end. If it's fully plugged, collapsed, or crushed under the gravel where vehicles park, that's an excavation or a drain-jetting job and we'll tell you straight rather than pretending a hose fixed it. Either way you'll know before we leave.

Will cleaning the gutters get rid of the black stripes running down the front of them?

No, and anyone who says it will is selling you the wrong service. Those stripes are on the outside face — oxidation and road film that bonded to the aluminum, not dirt from inside the trough. Cleaning the inside won't touch them. They come off with a hand wash and the right detergent on the face of the gutter, which we can quote separately.

How often should I have gutters cleaned in Pradera compared to older parts of Caldwell?
