Pradera houses are new enough that the siding still looks factory-fresh from the street, but stand at the corner of a stucco accent panel south of Homedale Road and you'll see it: a rust band at sprinkler height, a green haze on the north elevation, and chalk on the west wall.
The Toll Brothers plans Pradera was built on pair light-colored vinyl or LP-style lap siding across most of the wall area with stucco accent panels around the entry and up the gables. Those two materials stain in completely different ways, and they do it on the same house. Stucco is porous, so it grabs anything with iron or mineral in it — sprinkler overspray leaves a hard orange band you can feel with a fingernail. Lap siding doesn't absorb, so it collects biology instead: green-black algae on the north and east walls that never dry out. Then the west and south walls, which take the full afternoon, chalk. Three problems, one house, and none of them respond to the same treatment. Walking the elevations before we start isn't a formality out here — it decides what goes in the tank.
If a zone head is throwing water at the house instead of past it, you already know the mark: a stained band two to three feet up the wall, orange on stucco, brownish on light siding. That's iron and dissolved mineral out of the irrigation water, not dirt, and it will not come off with pressure. Homeowners try. What usually happens is the stucco surface gets etched and the stain stays. We treat it with an oxalic-based rust remover, let it dwell, and rinse at low pressure. Most of it lifts. Some deep-set staining on the older, more weathered panels goes from obvious to faint rather than vanishing, and we'd rather tell you that up front than have you expecting brand-new stucco. And unless somebody shortens or re-aims that head, it comes back within a season — we'll point out which one is doing it before we leave.
Pradera's lots are large and the trees are still young, so there isn't much canopy shade — but the house shades itself. The north elevation, and the east wall tucked behind the fence line, stay damp well into the morning through spring and fall. That's where algae sets up. On light siding it shows first as a gray-green dullness, then as defined dark streaking under the eave line and around window trim. Pressure alone knocks the surface layer off and leaves the root structure behind, which is why a blasted wall looks clean for six weeks and then greens up faster than it did before. Our soft wash uses a solution that actually kills the organism, dwells on it, then rinses at pressure low enough to be safe on vinyl seams and LP butt joints. It stays clean considerably longer.
Run your palm down a west-facing wall. If you come away with white powder on your hand, that's chalking: the vinyl or painted surface oxidizing under Idaho summer sun. It shows worst on the darker accent colors and shutters builders used through this neighborhood. Washing removes the loose chalk, which brings back a lot of the color and stops the vertical streaking that happens when rain drags that powder down the wall. What washing cannot do is reverse the oxidation itself. If the panel has genuinely faded, it's faded, and no soft wash puts pigment back — at that point you're deciding between vinyl-safe paint and replacement. We'd rather say that during the quote than after you've paid for a wash expecting a different result.

New siding stains on a different schedule than old siding, not a slower one. Sprinkler rust starts the first irrigation season. Algae on the north wall usually shows up in year two or three. Chalking takes longer. If you're not seeing any of the three yet, wait — we'll tell you that on the phone rather than sell you a wash you don't need.
No. Soft wash means the cleaning solution does the work and the water pressure just rinses, so we're running far below what would drive water behind a lap joint or blow out a stucco surface. That's specifically why we don't use a straight pressure wash on these houses — Pradera has stucco and lap siding on the same elevation, and stucco is the one that etches.
Usually most of it. It's a mineral stain, so it takes a chemical treatment, not pressure — we apply an oxalic-based remover, let it dwell, and rinse gently. Fresh staining on newer stucco tends to come out clean. Older, repeatedly re-soaked areas often go faint instead of gone. Either way, adjusting that head is what keeps it from returning next summer.
We saturate the beds and adjacent turf with plain water before anything else goes on the wall, then rinse again afterward. Diluted, pre-wet, and rinsed, the solution we use doesn't harm established plantings. If you have something newly planted or unusually sensitive right against the foundation, point it out when we arrive and we'll tarp it rather than gamble.

On these plans the tall entry face and the gable peaks are exactly where a ladder is most awkward and most likely to scuff stucco or bend a gutter. Working from the ground keeps the ladder off your elevation entirely and means we're not standing in your entry landscaping.
Most houses here do fine on once a year, timed after spring runoff and before the heat. Homes with a heavily shaded north wall, or a fence line tight against the east side, often want that wall touched more often than the rest of the house.
