Two roof drainage systems on the same block

Housing here splits cleanly by build era, and it changes what the work actually is. Anything that went up after about 2005, the three-story stacked units off Whitewater Park Blvd, is flat or single-pitch shed roof. Most of that stock drains through scuppers cut into the parapet or roof edge rather than hung gutter, though some buildings carry a short run of oversized commercial-profile trough along the low edge fed by the entire roof plane. The older Garden City stock scattered through the district, 1950s and 1960s ranches on the ditch-line lots, runs standard 5-inch K-style with a downspout at each corner. Those two systems fail differently. A ranch gutter overflows over the front lip where you can see it. A shed roof feeding one long run backs up quietly and pushes water behind the fascia before anything shows from the driveway.

Cottonwood is the reason, not leaves

The greenbelt cottonwoods are why gutters here need a schedule instead of getting cleaned when they look bad. Cottonwood seed hits in June and it does not behave like leaf litter. On the older ditch-line lots, downspouts frequently discharge into a buried line under the walk or kick straight toward the ditch bank. Clearing the trough does nothing for a plugged underground run, and we will say so on site rather than charge you twice for the same water problem. How to tell if you actually need this yet

No flow, or a trickle while the roof is obviously shedding, means something is plugged. Second, look at the fascia and the outside face of the gutter for dark vertical streaks. That striping means water has been running over the lip. If every downspout flows and the fascia is clean, your gutters can wait, even with visible debris sitting in the trough. Debris in a gutter that still drains is not an emergency. The one exception is a flat-roof unit: standing water on a membrane is a roofing problem long before it is a cosmetic one, and that one should not wait for the next rain to confirm.

My unit has a flat roof and no gutters. Do I need this at all?

You need the scuppers cleared, which is the same debris-pulling work on a different drain.
