Hard Water Stain Removal in Nampa's Airport District

Out here the lots are big, there's no HOA setting one irrigation standard, and most systems were put in by whoever owned the place at the time. That's why one house off Kings Road has clean glass and the next one down has hard water etching on every window facing the lawn.

Why Two Houses a Mile Apart Have Completely Different Glass

In a newer HOA subdivision, one contractor trenched the whole development in the same year to the same plan, so the heads sit a consistent distance off the houses and the common-area turf runs on the association's timer instead of yours. Airport District doesn't work that way. Most of these lots are non-HOA, built through Nampa's 1990s and 2000s growth, and the sprinkler systems went in piecemeal — the original system in part of the yard, a zone added when someone poured a shop pad, another zone when the back got sodded ten years later. Nobody re-aimed anything along the way. So the damage is per-property and often per-zone: the front lawn heads can be dialed in fine while two rotors covering the side yard have been throwing water at the same three windows since 2008. We quote off what's on the glass, not off the address.

Canal Water and City Water Both Spot — Differently

Properties around Nampa pull irrigation from two very different sources, and it shows up on the glass in two different ways. Pressurized irrigation off the canal system is untreated surface water: it carries silt and organic material along with dissolved minerals, so it leaves a gritty gray film with a hard mineral ring underneath it. Domestic city water is cleaner but hard — Nampa's runs up to about 7 grains per gallon — so it dries down to a tighter white spot with no grit in it. Homes watering off a hose bib or a domestic-fed timer, common on the smaller lots and on shop landscaping that never got tied into the irrigation zones, get the second kind. Removal isn't identical for both, and knowing which one you've got before we start keeps us from working the glass wrong.

Which Elevations Take It, and Why the Shop Is Usually Worst

Overspray is a height and distance problem. Rotor heads throw 30 to 40 feet and arc high enough to reach second-story glass; fixed sprays only carry 12 to 15 feet, but the mist drifts, and on a breezy Nampa evening it goes wherever the wind goes. What we see on Airport District properties is heaviest deposit on the lower three or four feet of any elevation facing irrigated turf — sliding door glass and the bottom sash of front windows take the worst of it. Detached shops and outbuildings are usually the most damaged glass on the property, because nobody is standing out there at 5 a.m. watching a head soak the wall. Those windows go years before anyone really looks at them. If your system runs before sunrise, you never see it happening.

The Test You Can Run Before You Call Us

Wet the spotted area with a hose or a wet rag and look at it while it's still wet. If the spots disappear and then come back as it dries, the mineral is sitting on top of the glass and it comes off — that's the straightforward job. If you can still see the rings while the glass is wet, the mineral has bonded in and started eating the surface, and that's etching. Deep etching does not fully come out. There's no chemical, pad, or amount of pressure that puts glass back the way it was, and on severe cases the honest answer is replacement — we'd rather tell you that than take your money to make it twenty percent better. Most of what we find in this neighborhood sits in the middle: restorable, but not with a squeegee.

How We Remove It, and What It Costs

We test a corner first, every time. That tells us how deep the mineral goes and what the glass will tolerate, and it keeps us off tempered panes with an aggressive pad — sliders and shop doors are usually tempered, that surface is more porous than annealed glass, so it stains faster and polishes worse. From there it's a controlled application worked in sections, then a final rinse in 100% pure deionized water so nothing new spots as it dries. Pricing is by severity rather than pane count, because one season of light film and four years of bonded scale are not the same job. Hard water stain removal is included on the Monthly membership. Then get the heads aimed, or you'll buy the same window again next fall — we'll point out which ones are hitting the house before we leave.

Hard Water Stain Removal in Airport District — Questions

Still wondering about something? Call or text us at (208) 453-6760.

My neighbor's windows are clean and mine are covered in spots. Same street, same water — why?

Almost always the sprinkler system, not the water. With no HOA setting one standard out here, systems went in at different times, by different installers, with heads at different distances off the house. One rotor aimed a few degrees wrong will soak the same wall for fifteen years. Walk the yard while a zone runs and you'll usually find the culprit in about two minutes.

Will pressure washing take hard water stains off my windows?

No. Pressure moves loose dirt; hard water scale is mineral bonded to the glass surface and it doesn't care how much PSI you point at it. What pressure will do is push water past tired vinyl window seals and drive grit across the glass. Removal is a chemical and mechanical process, done by hand, section by section, with the severity checked first.

Does canal-fed pressurized irrigation etch worse than city water?

In our experience yes, though the mechanism is different. Canal water carries silt along with the minerals, so there's an abrasive component working the surface every time a head wets it and it dries in the sun. City water is cleaner but harder and leaves a tighter mineral ring. Either one will etch if it's been hitting the same glass for years untreated.

Can you do the shop and outbuilding windows too?

Yes, and on this side of Nampa the shop is usually the worst glass on the property. Heads near a shop pad almost never get adjusted, and nobody's out there watching them run. Mention the shop when you request the quote so we look at it up front — it's often a different severity than the house, so we price it separately rather than lumping it in.

How do you price this when every window is a different severity?

We quote by severity after looking at the actual glass instead of a flat per-pane number, because a first-season film and four years of bonded scale are genuinely different amounts of labor. Where a property has a mix, we break it out so you can do the bad elevations now and the light ones later. On the Monthly membership, hard water stain removal is included.

How do I keep it from coming back after you fix it?

Move or re-aim the heads that are hitting the house — nothing else matters as much. After that, catching deposit early keeps it in the surface stage where it wipes off instead of needing restoration, which is why our monthly and quarterly members rarely end up with etching. No contract on either plan, and the 7-Day Rain Guarantee covers the visit.
