Most hard water damage in Boise does not come from the tap. It comes from a misaimed impact head running untreated Boise City Canal water across the glass at 4 a.m., then a 98-degree afternoon at twelve percent humidity that bakes the minerals on before they can run off.
Veolia Water Idaho blends Boise River surface water out of Lucky Peak with more than eighty deep wells, and hardness across the city commonly runs 10 to 13 grains per gallon, which is hard to very hard. The well-fed zones on the West Bench and in Southwest Boise usually test harder than the surface-fed downtown and North End taps, which is part of why two houses five miles apart spot at different rates. Tap water is only half of it. Boise is laced with live gravity irrigation. The Boise City Canal runs from Warm Springs Avenue across the old city to Collister and Hill Road feeding ditch rights in North End, East End and Bench yards, and the New York and Ridenbaugh canals feed pressurized systems across Southeast and Southwest Boise. That water is untreated, silty and mineral-heavy, and it leaves a gritty tan film plus hard white spotting that ordinary washing will not lift.
Wet the pane and look at it while it is still wet. If the spots vanish wet and reappear as it dries, that is stage one, loose surface mineral sitting on top of the glass. A normal cleaning takes it off and you do not need a restoration service. If the spots stay visible on wet glass but your fingernail catches nothing, that is stage two, bonded scale. It comes off, but with time and abrasive or acidic work, not squeegee work. If a fingernail feels texture, or the cloudiness reads identical from inside and outside and hazes over in direct sun, the mineral has etched into the glass surface. Etching is a void in the glass, not a layer on it. No one polishes that back to factory clear, and anyone who promises they can is selling you a second attempt.
On Harrison Boulevard and Warm Springs Avenue, and through most of the North End and East End, the glass is original wood sash from the 1890s through the 1930s: true divided lites, wavy cylinder glass, dried glazing putty and painted rails. Because those blocks sit in local historic districts with design review, owners keep original windows in service instead of swapping to vinyl, so Boise carries more fragile glass per block than anywhere else in the valley. Aggressive pads and acid runoff destroy putty lines and stain painted sash, so small lites get worked one at a time with the putty masked off. The Bench is a different problem. In Harris Ranch, Bown Crossing, Columbia Village, Surprise Valley and the Syringa Valley area, irrigation off the New York and Ridenbaugh canals arrives pressurized with enough throw to reach second-story bedroom glass, so the stains land where nobody sees them until the low winter sun rakes across the window from the south. Two-story great-room window walls and black-framed fixed picture units make it worse, because the panels are large, the frames show every drip and much of that glass is tempered, which has a slightly rougher surface than annealed float and bonds mineral faster. Out toward Barber Valley you get canyon wind and grit off the Boise River corridor on top of it. We always test a low corner of one panel first, since some newer units carry aftermarket film or an exposed coating that changes what we can use.
Restoration is wasted money if the head that caused it still hits the window. Before you book anything, walk your zones in daylight and watch where the water actually lands. A head that clears the glass in June often drifts onto it by August when line pressure drops, and the mid-April irrigation turn-on pushes the season's dirtiest first water through every nozzle. Correct the arc, change the nozzle, or move the head. Run zones early so the glass is not flash-drying at 98 degrees and twelve percent humidity, which is what turns a rinse into a stain from June into late September. Not on their own. Mineral only gets onto Boise glass two ways: sprinkler or canal-fed irrigation overspray, and dirty runoff washing down off a roof or a packed gutter. Two checks. First, wet the glass. Stains that disappear under water and return as it dries are still removable. Second, look at the same pane from inside.
