Nearly every yard in BridgeTower runs on pressurized irrigation from the Nampa & Meridian district — untreated Boise River water piped straight off the canal to your heads, roughly mid-April through mid-October. It carries two things a hose bib doesn't: dissolved calcium and magnesium, and suspended silt. That combination is why valley sprinkler spotting is so much worse than a dishwasher ring. The water lands on the glass, the grit sits in the droplet, and as it evaporates the minerals cement that grit down into a hard tan film. On BridgeTower's west edge, where fine dust off the open ground near McDermott and Black Cat already settles on the glass, overspray wets that dust and glues it on. Two problems that would each be minor stack into one a hose and a squeegee will not touch.
BridgeTower didn't go in all at once, and you can read the build year off the glass. On the older interior streets, the original builder heads have had years to settle in the soil and tip — a head that left the factory throwing a flat fan now aims slightly up, so it paints the bottom sash and creeps toward the middle of the pane. Those homes show a narrow band of heavy, layered mineral at the base of the window, dead even in height across an entire elevation. Newer phases toward BridgeTower West usually have the opposite problem: heads still aimed correctly, but running long establishment schedules on new sod, so the deposit is lighter, wider and spread over more glass. The first case needs acid and polish. The second often comes off with restoration-grade cleaning alone.
The heads you control are short-throw spray nozzles in your own beds. The heads on the common landscaping — the turf strips along the pathways, the entry beds at the collector roads, the buffer between the sidewalk and Ustick or McDermott — are usually rotors, and a rotor throws thirty feet or more with real force behind it. If your lot backs or sides one of those strips, you aren't getting droplet drift on the bottom two feet. You're getting a wet elevation at three in the morning, on whatever night the common-area clock runs. That's the best predictor we have of which BridgeTower homes show severe etching: not the age of the house, but whether a common-area rotor can reach it. Those heads aren't yours to adjust, so we photograph the throw line and hand you something concrete for the board.
Wet the spot with a hose and watch it. If the haze disappears while the glass is wet and returns as it dries, the mineral is sitting on top of the surface and it will come off — that's most of what we find in BridgeTower. If you can still see the outline through the water, or catch a fingernail on the edge of a spot, it has already eaten into the glass. Etched glass gets restored, not cleaned: we polish it with a cerium compound, and how much comes back depends on how deep it went. Fifteen years of untouched overspray on a south or west elevation can be past saving, and we'll say so on the estimate instead of taking your money and handing you a pane that still looks cloudy from the driveway. A few windows here genuinely need replacement.

Add a common-area rotor that can reach one elevation and not the other and you get exactly this — one home spotless, one etched. It has very little to do with how well anyone keeps up their windows.
On a light seasonal film, sure, that often works. Two cautions. Dry-scrubbing silty valley residue drags grit across the glass and can leave scratches worse than the stain. And acids don't belong on anodized frames, screen mesh or window hardware — they'll dull and pit them. Some glass also carries a coating on the exterior surface that abrasive polish will destroy, which is why we test a low corner first.
You can't adjust common-area heads yourself, and you shouldn't. What we can do is document it: photos of the throw line, the wet pattern on the elevation and the stain band it matches, which is far more persuasive at a board meeting than a complaint.
