The Rooflines Caldwell Origins Actually Has

Most plans out here are two-story with a steep front gable stacked over the entry, running 8/12 or better on the front elevation, with the peak sitting somewhere around 22 to 26 feet off the driveway. Mixed in are single-story ranch plans on a shallower hip with a covered front porch. Everything is architectural asphalt shingle on standard 5-inch K-style gutter. No half-round gutter, no wood shake, no mid-century flat or low-slope sections like you find in the older part of Caldwell. That shapes the job two ways. The gutter line takes a clip cleanly the whole way around, so nothing has to be fastened into wood. And the steep entry gable is the part that actually reads from the street after dark, which is also the part that needs a stabilizer bar and two people rather than one person on a step ladder.

Down Here the Roof Ices Earlier Than the Metro

Install has to happen before the roof ices over, and south Caldwell gets there sooner than Meridian or Boise. Caldwell Origins sits low and open out toward Lake Lowell and the Deer Flat bottom, with ag ground on three sides and nothing holding the day's heat after sundown. Overnight lows drop here before they drop on the bench, and once the valley fog cap settles in for the winter, a north-facing slope can stay frosted through the middle of the day and never fully dry. We schedule this neighborhood in October and the first half of November for that reason. Waiting for the week of Thanksgiving is not a scheduling inconvenience, it is a footing problem: a frosted 8/12 architectural shingle is not walkable. That second point matters more in November than people expect, because cold asphalt shingle turns brittle, and a careless install snaps tabs you will not notice until the spring thaw shows you a stain. We use C9 bulbs on commercial socket line cut to your specific roofline, not a big-box string stretched to fit and doubled back at the corner. Every run gets labeled to the elevation it came off of, so next season it goes back up in a fraction of the time. If your plan has a soffit outlet on a switch, we will use it. If not, we run the cord to the nearest exterior GFCI and keep it clear of walkways.

HOA Rules, and What We Will Not Guess At

Newer Caldwell subdivisions commonly run CC&Rs with something to say about exterior lighting: a display window with a firm removal date, a restriction on blinking or color-changing displays facing the street, and language about not putting fasteners through roofing or trim. We do not know your association's specific rules and we will not guess at them for you. Pull your CC&Rs or email your board before you accept a quote. What we can tell you is that our attachment method already satisfies the no-penetration language everywhere we have run into it, and we can lock takedown to a specific calendar date if your association has a hard deadline. If color is limited to warm white, note it on the quote and we build the runs that way from the start instead of swapping bulbs on a ladder in January.

Holiday lighting is quoted per roofline, not guessed at over the phone. We measure the real runs, gutter line, gable rakes, peaks, porch columns if you want them, and that number covers install, takedown at the end of the season, and storage of your set through the year so it is not eating a corner of your garage. Here is the part most outfits leave out. If you are in one of the single-story ranch plans, your pitch is shallow, and all you want is the covered porch and the garage line outlined, you can do that safely off a six-foot ladder in an afternoon and you do not need to pay anyone.
