Screens in Caldwell Origins get loaded from three directions at once: cottonwood off the drain banks running south toward Lake Lowell, fine ag and feedlot dust blowing across Homedale Road, and raw construction grit off the lots still going in around you. Mesh catches and holds all of it.
Cottonwood is the first thing that shows up. The drains and canal banks feeding Lake Lowell and the Deer Flat refuge, a couple miles south of these streets, carry rows of mature cottonwood, and for two or three weeks in late May and June that seed fluff rides the west wind straight into screens. It doesn't sit on the surface the way leaf litter does, it works into the weave and mats there. On top of that, Caldwell Origins is still filling in, so entire streets have bare-dirt lots and framed shells on them, and construction grit blows onto every screen downwind. Add the finer organic dust that comes off the dairy and feedlot ground on this side of town and a single screen here is holding three different loads at the same time.
Because the houses here are new, people assume the screens can take a scrubbing. They can't. Builder-grade screens on these plans are thin-gauge roll-formed aluminum with molded plastic corner keys and one spline holding fiberglass mesh in the channel. Pick one up by the middle of a long side and it racks out of square, and once it's out of square it will not seat right in the track again. The tall stairwell and picture-window screens on two-story elevations are the worst offenders, long and light and easy to twist coming down a ladder. We carry them flat by the corners with two hands and wash them lying down on a soft surface, never propped against the siding where the frame takes the pressure of the brush.
Every screen comes out before anything touches it, and every one gets marked to its own opening. Builders cut screens to the individual window, so a 36-inch screen from the next bedroom over will look right and fit wrong, and rehanging them by eye is how you end up with two that rattle. Laid flat, they get soft-brushed on both faces to break the cottonwood and grit out of the weave, then rinsed through from the back so the debris pushes out of the mesh instead of deeper into it. The final rinse is the same 100% pure deionized water we use on the glass, so there's no soap film left in the mesh for the next round of dust to bond to. Nothing gets pressure-washed. A wand will blow mesh out of the spline in about a second.
Some screens are past cleaning, and we would rather say so on site than take the fifty dollars. Fiberglass mesh that has gone brittle and chalky from years of south-facing sun will crack along the fold as soon as it's handled. If it flakes gray on your thumb, that's sun-rot and it needs re-screening, not washing. Same story for mesh already pushed out of the spline channel or a frame that's been racked. On the handful of older properties around the edges of this area, the mid-century aluminum frames with mitered corners and no plastic keys are rigid right up until they aren't, and those we either clean in place or leave alone rather than risk a corner letting go. Re-screening is a different job. We'll tell you which one you actually need.

New construction is harder on screens, not easier. Bare lots, exposed dirt, and framing work throw grit for the whole build-out, and it lands in mesh that has never been touched since it left the factory. Most Caldwell Origins homes we see for the first time have three or four years of cottonwood and construction dust packed into the weave, and it reads as a gray haze from inside.
More than most people expect. Loaded mesh cuts visible light and puts a flat gray cast over everything you see through it, so freshly cleaned glass behind a dirty screen still looks dull. There's also a practical side: the first rain after a window cleaning washes that trapped dust down onto the glass you just paid for. Doing both together is why we bundle it as an add-on.
Usually not, and doing it that way doesn't accomplish much. Brushing a screen in place drives half the debris through the mesh onto the glass and the sill, and you can't rinse from the back, which is the step that actually clears the weave. We pull them, wash them flat, and put each one back in its own opening before we leave. In-place is reserved for fragile older frames we don't want to flex.
We don't do re-screening, so we won't try to patch mesh or reset spline. What we will do is flag it while we're there and tell you which screens are worth cleaning and which ones are heading for replacement. Sun-rotted, chalky mesh in particular tends to tear further during handling, so if we see it, we'll leave that screen alone and let you know why.
Late June through July. The cottonwood along the drains toward Lake Lowell finishes flying by mid-June most years, so anything done before that just gets reloaded within weeks. Waiting until the seed is done and getting ahead of late-summer harvest dust gets you the longest stretch of clean screens out of one visit.
