Kuna's Wind Is the Real Design Constraint

The New Subdivisions: Hip-and-Gable Rooflines and Big Glass

Sterling Ranch, Silver Trail, Greyhawk, Cloverdale Ridge Estates — the mid-2010s wave of two-story Kuna homes traded simple gable roofs for complex hip-and-gable lines with multiple pitch changes, plus big front-facing great-room windows most homeowners want framed rather than covered. That geometry means more linear footage of roofline per house than the older Crimson Point or Wild Meadows single-story plans, and more transition points where a strand has to turn a corner cleanly instead of running straight. The newest wave — Valor, Paloma Ridge, Denali Heights — adds glassed-in covered patios and oversized sliding doors homeowners often want lit separately from the main roofline. We price per roofline specifically because a Sterling Ranch two-story with three roof planes takes real time compared to a single-story ranch in the acreage belt, and a flat per-house rate would shortchange one or the other.

Old Town Kuna and the Acreage Belt Are Different Jobs

The original Kuna Townsite grid off Main Street has the only mature elms and silver maples in the city, on early-1900s to 1950s farmhouses with true wood double-hung windows — wrapping a big shade tree along the Avenue A-E grid is a different skill than clipping a gutter line, and the fascia on a 90-year-old farmhouse doesn't always take a standard clip the way a 2022 build does. Out on Swan Falls, Kuna-Mora, Hubbard, and Pleasant Valley Roads, the acreage belt brings its own layout problem: long unpaved driveways, single-story ranch and modular homes with metal shops and barns owners often want outlined too. Ground-level installs on those single-story plans go faster than a two-story Sterling Ranch roofline, but total footage across house, shop, and barn can add up to more than a much bigger subdivision home.

When to Schedule in Kuna

Harvest traffic on Kuna Road, Deer Flat, and Kuna-Mora runs into October, and post-harvest field prep keeps kicking dust into the subdivisions on the north and west edges of town after that. Irrigation shuts off valley-wide by mid-October, which is also roughly when Kuna's first real cold settles in — this is higher ground than Boise, and it cools off faster. We'd rather get on your roof before the first hard freeze locks up the folds between shingles and before winter inversions start holding wood smoke and particulate low over town, which makes for a miserable ladder day. Booking in late October or early November, ahead of Thanksgiving, gets you the driest working conditions and the most flexible scheduling — by the second week of December we're often booked into January for takedown alone.

When You Don't Need Us

If you're in a single-story ranch plan in Wild Meadows or Arbor Ridge with a walkable roofline under 10 feet and a straightforward eave with no dormers, a homeowner with a good ladder and an afternoon can hang C9 lights along the fascia without much risk. Where it stops being a DIY job: two-story homes with a great-room gable over 15 feet, anything requiring a ladder set on a slope or near an unfenced drop, or a roofline with more than two or three planes where you'd be moving a ladder a dozen times. A simple diagnostic — if you can reach every section of your roofline from a ladder positioned on flat, stable ground without leaning past a comfortable angle, you likely don't need a crew.
