Lone Star Ranch put 90 lots of three-quarters to over an acre on 117 acres of what was Huff Farms, a working ranch since 1946. First homes went up in winter 2020, so this is new custom construction dropped straight onto open farm ground with no mature shelter.

Acre-plus lots on former farm ground means no established windbreak and no mature planting, so two things follow. Wind reaches these houses largely unobstructed, and exposed elevations need higher clip density at closer spacing with the right clip profile for each edge. And there is nothing but roofline to light, on a lot large enough that the house alone struggles to fill the frame. That combination makes design decisions matter more here than on a compact tract lot.
Unlike a production subdivision, every house here is its own design: different pitches, different peak arrangements, different fascia and gutter details. A neighbour's quote tells you almost nothing about yours. Each property is surveyed and measured on its own terms, and the larger custom homes carry substantially more linear roofline with more peaks and returns than a tract plan, which quoting follows directly.
Everything attaches with purpose-made clips gripping the shingle edge or the gutter lip, so nothing is driven into fascia, shingles or trim and nothing needs sealing after removal in January. Roofs built from 2020 are firmly inside warranty, so nothing is driven into shingles, fascia or trim on a custom home at this level.
A house set well back on an acre-plus lot is read from a long way off, and distance flattens detail entirely. Fine closely spaced work does not register from the road, while strong defined lines do. On ground like this the design frequently extends to the approach and any fence lines, because the house alone cannot carry the frame at that distance.
Holiday lighting is quoted per roofline after we measure, because linear footage and the count of peaks, dormers and returns matter far more than the square footage of the house. The quote covers design, installation, the lights, a timer, mid-season service, January takedown and summer storage. Acreage and custom designs take longer to plan and install, so September is the right time to ask. Nampa books out through September and October, and December callers take what is left.

Yes. Acre-plus lots with no established windbreak mean wind reaches these houses largely unobstructed, so exposed elevations get higher clip density at closer spacing and the right clip profile for each edge.
Very little. Custom construction means different pitches, peak arrangements and fascia details on every house, so each property is surveyed and measured on its own terms.
Not yet, with no mature planting on former farm ground. The design frequently extends to the approach and fence lines instead, because a house alone struggles to fill the frame on an acre-plus lot.
More roofline. Larger custom homes carry substantially more linear footage with more peaks and returns than a production plan, and quoting follows exactly those features.
September. Acreage and custom designs take longer to plan and to install than a tract roofline, so the good dates for them go earliest.
