On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the I-84 band, where freeway particulate settles out onto everything within a few blocks of the interchange. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. We see it most consistently on the homes along S Sunset Point Way.

High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. It will not fix oxidized vinyl.
