The Frontage Homes Have an Oily Problem

Homes on the Meridian Road boundary collect road film from tire wear, brake dust and exhaust particulate, which is oily rather than dusty and therefore repels water. That is why hosing a frontage wall streaks it instead of cleaning it. It needs a solution that emulsifies the oily component so it can be rinsed away, and higher pressure does not substitute for that: an adhered film mostly gets driven into the surface texture and behind the laps, taking water into the wall with it. Interior-lot homes have no such issue.

Third-Acre Lots Mean a Lighter Splash Band

At an average 0.30 acres the sprinkler heads sit well back from the walls, so the water arrives with less force and a lighter mineral load after evaporating in the air. The lower-wall band here is diffuse rather than the hard crust you find on Kuna's 0.12 acre lots. Lighter is easier to wash, and also easier to leave for years, but it is still canal mineral rather than plain dirt and it still wants removing before it sets into the surface.

The RV Bay Is an Extra Wall Plane

Five-bay garages with RV height are common here, and an RV bay is tall enough to carry a substantial wall plane of its own. It is consistently the most neglected surface on the property, because it is the part of the house nobody looks at from inside. It also frequently sits closest to the driveway, so it catches the most splash from vehicles and from the apron. We include it in the measurement rather than quoting the house and treating the bay as an extra.

Clubhouse Irrigation Reaches the Facing Homes

Lugarno Terra has a 1,700 square foot clubhouse with an 850 square foot outdoor seating area and a pool, plus a 1.6 acre common area with sports court, playground, climbing area and walking paths, all irrigated with untreated canal water on an HOA of about $600 a year. Homes facing the common area take association spray on those walls as well as their own. We also quote clubhouse and common-area washing separately for boards and property managers.

Pricing on Large Walls

House washing is $0.18 per square foot of actual wall area, soft wash, measured on site because plans from 1,838 to 3,532 square feet with RV bays produce a wide range. Pressure washing at $0.20 per square foot covers the driveway, apron and turning area, where high pressure is correct and where there is a great deal of concrete on these lots. We do not use the flatwork method on the walls, and we quote the two as separate lines.

House Washing in Lugarno Terra — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Why does hosing my frontage wall make it streaky?

Because the film is oily rather than dusty. Road grime from tire wear, brake dust and exhaust particulate repels water, so the hose beads off and redistributes what it moves. It needs a solution that emulsifies the oil, and higher pressure drives it into the surface instead of removing it.

Is my lower-wall dirt as bad as in the newer subdivisions?

Lighter, because of throw distance. At an average 0.30 acres the heads sit well back, so water arrives with less force and a lighter mineral load. The band is diffuse rather than a hard crust. It is still canal mineral rather than plain dirt and still worth removing before it sets.

Does the RV bay wall get washed?

Yes, and it is included in the measurement rather than treated as an extra. An RV-height bay carries a substantial wall plane of its own, it is the surface nobody looks at from inside the house, and it usually sits closest to the driveway so it catches the most splash.

Is the clubhouse irrigation affecting my walls?

If you face the 1.6 acre common area, likely yes. The clubhouse, pool, sports court, playground and paths are all watered with untreated canal water, so those walls take association spray in addition to your own irrigation.

Do you wash the clubhouse itself?

Yes, quoted separately from resident work. If the association's irrigation is marking your walls it is usually marking the clubhouse as well, and several Kuna HOAs run that on a set frequency. Worth raising if you are on the board.

How much concrete is there and how is it priced?

A great deal, on these lots with five-bay garages and RV turning areas. Driveways, aprons and turning areas are pressure washing at $0.20 per square foot, where high pressure is genuinely correct. Walls are the $0.18 soft wash. We quote them as separate lines.
