We soft-wash both, meaning low pressure and a cleaning solution doing the work on dwell time instead of a pressure tip stripping the surface.

Point a fixed head at a wall for five seasons and you get the sprinkler line: a tan-to-orange band across the bottom two or three feet of siding, worst on whatever wall sits closest to the head. It reads as dirt from the driveway, but it is mineral staining that has soaked into the paint film. Here is the honest part. A soft wash lifts the dirt and biological growth sitting on top of it, but iron staining does not come out with soap and low pressure. North elevations here stay shaded most of the day, and the ranch homes have short eaves that throw very little protection over the wall to begin with. Add the mature trees that came in with the original tracts and a north or northeast wall can hold moisture long enough to grow a green-black film. That is algae, and sometimes lichen where a downspout has been dripping onto the same spot for years. It usually shows as a wall that looks dull at a distance and streaked up close, while the south side of the same house looks fine. Algae has roots into the paint. Knocking it off with pressure clears the surface growth and it comes back within a season. The soft-wash solution kills it at the root, which is why we let it dwell before rinsing.
South and west walls in Sunrise Rim take full Boise sun with no shade to speak of, and on older painted siding that means oxidation. Run your palm across a sunny wall on a 1960s ranch here, and if it comes back with a white film, that is chalking: the binder in the paint has broken down and pigment is coming loose. Washing chalk off is straightforward. What washing will not do is bring the color back, and on a badly chalked wall the paint can look more faded once the dirt sitting over it is gone. That is worth knowing before you book rather than after we pack up. If the paint is chalked heavily we say so, because at that point the house needs paint, and a wash is only prep for it.

Not the way we run it. Soft washing works close to garden-hose pressure with the cleaning solution doing the lifting, so nothing is being driven into butt joints, window trim or the gap above the brick wainscot. The risk on sixty-year-old painted wood is pressure, not water. If we find soft boards or failing paint while we are walking the house, we stop and show you instead of washing through it.
That is the sprinkler line, and in Sunrise Rim it usually traces back to irrigation off the New York Canal, untreated water putting iron and silt on the same two feet of wall every cycle. A soft wash removes the dirt and algae sitting over it. The iron stain underneath needs an oxalic treatment, and on old chalked paint it may lighten rather than disappear entirely. Turning the head off the wall matters more long term.

Two checks you can do yourself. Look at the north or northeast wall from twenty feet back. If it has a green or gray cast the south wall does not have, that is algae and it will keep spreading. Then run a hand down the sunny side. Light dust that wipes clean is not worth paying for. A house with clean shaded walls and only surface dust can wait a season.
Once a year covers most homes on these streets. North-side algae growth is the pacing item, and it takes roughly a season to return after a proper soft wash. Houses sitting under mature trees, or with an irrigation head aimed straight at a wall, want it more often.
