The older ranch stock here often still draws untreated New York Canal water for the yard: silt, algae and dissolved minerals in every pass. Newer infill builds, dropped onto split or subdivided lots, usually got cut off the ditch when the parcel was carved up, so they run city water instead. Cleaner, but Boise tap still runs 10 to 13 grains of hardness. Canal water leaves a gritty layered deposit that builds fast and is visible in one season. City water leaves a thinner, harder film that creeps up over years and gets ignored until it is baked on. Two houses on the same street, watered the same number of times, can sit five years apart in damage. That is why we look at the glass before quoting instead of pricing off window count.
On the ranch homes, heads sit in a narrow lawn strip tight against the foundation and are usually aimed back toward the house to keep that strip green. The damage lands on low picture windows and the bottom third of the sliders, and it stops in a clean horizontal line about four feet up. On the two-story infill, the side yards are eight to ten feet wide with the same head count crammed in, so one misaimed rotor throws all the way to second-story stairwell and bath glass. Here is the test you can run before calling anyone. Wet the haze with a hose or a damp rag. If the cloudiness disappears while it is wet and returns as it dries, the mineral is still sitting on top of the glass and it will come off. If it stays visible while wet, the deposit has started eating into the surface. That is etching, not buildup. Light etching we can polish out. Glass that has pitted is finished, and no chemical, pad or pressure will bring it back. Anyone promising otherwise is going to hand you distorted, wavy glass. We also stay off coated and tempered panes with abrasives, because low-E coatings sit on the surface and do not survive it. On the walkthrough we mark which panes are restorable and which are replacement, and we do not charge for the ones we cannot fix.
Removal is hand work, pane by pane, with the mildest thing that will lift the deposit and stepping up only if it will not budge. That is slower than a soap-and-squeegee pass and priced that way, by severity rather than by pane. Once the glass is clean we switch to 100% pure deionized water with no soap for the maintenance work, so nothing dissolved is left in the rinse to dry back into a spot. The part that actually matters long term costs nothing: adjust the head. Drop the arc off the wall, swap a high-angle nozzle for a low one, or move a rotor two feet out into the lawn. We can remove what is on your glass, yes. On the tighter infill lots here that is a common setup, since a side yard eight feet wide means somebody's head is watering across the property line. We will remove the deposit and show you exactly which head is throwing it so you have something specific to bring to the neighbor. Otherwise it comes right back.
No, and anyone telling you it does is overselling it. Pure deionized water leaves nothing behind to dry into a new spot, which is why we use it for regular cleaning. Existing mineral that has bonded to the glass has to be broken loose by hand first. Removal is a separate restoration step, then deionized water keeps the clean glass clean.
For visible damage, yes. New York Canal water carries silt and organic material along with the minerals, so it leaves a gritty layered deposit that shows up within a season and can hold grit against the glass. City water at 10 to 13 grains is cleaner but not soft, so it lays down a thinner film that takes years to become obvious. Both etch eventually.
Wet the cloudy area. If it clears while wet and hazes again as it dries, the mineral is sitting on the surface and comes off. If it stays cloudy while wet, it has begun etching into the glass. Light etching polishes out. If you can catch a fingernail on the roughness, expect us to tell you that pane is a replacement, not a restoration.
The 1950s and 60s glass in Sunrise Rim is usually plain annealed glass with no coating, which actually restores better than modern low-E. The risk is the frame and the glazing putty, not the pane, so we keep the work off the perimeter and hand-detail the edges. Where a seal or putty line is already crumbling, we point it out rather than working over it.
