What Grows and Settles on The Oaks South Siding

Start with the build stage — The Oaks South is new ground: recorded 2015–2019 across 8 phases, with homes still going up (ZIP 83646, about 104 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the west-side farm ground along Black Cat and McDermott, which throws field dust east across these roofs every time it is disked or cut. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. With 8 phases recorded here, the older streets show it further along than the newest ones, and we price accordingly.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. That holds across 83646 generally, not just on this plat.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. If you are on N Sunfield Pl or one of the streets off it, we are likely already working nearby.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.

Where The Oaks South Sits on Our Route

The Oaks South is on our regular Meridian route, not a special trip. We already work W Torana Dr, W Los Flores St, N Sunfield Pl and N Christian Ave inside the subdivision. It routes off McMillan, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first.
