Concrete in Bonito, and What Is Actually Staining It

Bonito is platted 2003–2007 across 3 phases — mature landscaping, original windows on most homes (ZIP 83642, about 93 acres). Flatwork here carries a specific mix. Irrigation overspray leaves a white mineral bloom along driveway and walkway edges — the same canal mineral that rings the windows. Rust-orange streaking comes from the iron in that same water, and it is a different removal problem entirely from dirt. Add vehicle drip in the driveway apron, organic darkening where a downspout discharges, and Eagle Road traffic film — brake dust and diesel particulate carried off the busiest arterial in Ada County settling into the surface pores, and you have four stains that respond to four different approaches. We see it most consistently on the homes along E Goldstone Dr.

Rust and Mineral Need Chemistry

Pressure alone does not remove irrigation rust — it just blasts the surrounding concrete lighter and makes the stain more obvious. Rust needs an oxalic or similar acid treatment, applied, dwelled and neutralized. Mineral bloom needs an acidic masonry cleaner. Both are separate line items from a standard wash, and both work far better if the sprinkler head causing them gets turned. We will show you which head it is. Pavers, Stamped Concrete and Sealed Surfaces

Not everything gets the same pressure. Pavers lose joint sand if you hit them hard, and a paver patio washed aggressively will need re-sanding and may shift. Stamped and colored concrete has its color in a thin surface layer that strips. Sealed surfaces cloud. We drop pressure for all of it and tell you upfront when the honest answer is that a surface should be cleaned gently and resealed rather than blasted clean.
