Twenty Years of Canal Water on Unsealed Concrete

That means the driveways, walkways, and back patios here are pushing twenty years or more on a standard broom finish, and most were never sealed after the builder poured them. Unsealed concrete is porous. Every season it takes on whatever the sprinklers throw at it, and in Crimson Point that is untreated Boise-Kuna Irrigation District water off the New York Canal, carrying suspended silt and dissolved iron. The silt packs down into the broom grooves and grays the whole slab. The iron does something worse. Add the field dust that blows in off the farmland south and west of the subdivision and you end up with concrete that reads uniformly dirty rather than spotted. A surface cleaner and hot water pulls most of that back out in one pass.

The Orange Streaks Are Iron, Not Dirt

The landscaping that went in with these houses has had twenty years to fill in. Good for the yard, hard on any concrete it shades. North-side walkways and the strip of patio under a mature maple or ash stay damp long after the rest of the slab has dried, and damp porous concrete grows a black-green organic film people mistake for permanent staining. Leaf litter left sitting through a wet spell adds tannin on top of that, a yellow-brown blotch shaped like whatever fell there. Both come off, but not the same way. Organic growth wants a low-pressure soft wash with a real cleaner and dwell time, because blasting it only knocks the surface layer off and it regrows within weeks. Tannin needs dwell time too. Pressure by itself just drives it further into the pores.

Old Concrete Does Not Take Full Pressure

Why does my driveway have curved orange streaks across it?
