Hard Water Stain Removal in Crimson Point, Kuna

Crimson Point's sprinklers are as old as the houses, 2000 to 2008, and they were aimed for landscaping that has since grown in. Two decades of settled heads throwing untreated Boise-Kuna canal water at the same west-facing panes is why this glass looks nothing like a 2019 Kuna subdivision's.

Twenty-Year-Old Sprinkler Layouts Are the Whole Problem

Hard water staining isn't really a glass problem, it's an irrigation problem that ends up on glass. Crimson Point went in between 2000 and 2008, and the sprinkler systems went in with the houses. That era of Kuna tract building leaned on impact and gear-drive rotors throwing a long, high arc across 0.16 to 0.29-acre lots, because that was the cheap way to cover a yard that size. Twenty-plus years later those heads have settled into the soil, tilted off plumb, and had risers clipped by mowers, so an arc that used to stop at the flower bed now reaches the house. Feed that with untreated Boise-Kuna Irrigation District canal water, which carries suspended silt and dissolved mineral straight off the ditch, and you get deposit landing on hot glass every other morning all season. A subdivision a mile away built in 2019 on low-trajectory rotator nozzles can have almost none of this.

Which Elevations Actually Take It in Crimson Point

On these lots the damage is almost never even, and quoting the whole house at one severity is how people get overcharged. South and west elevations take the worst of it, because afternoon sun flashes the droplet off the pane before it can run down, and every dried droplet leaves its full mineral load behind as a hard ring. North-facing glass on the same house often carries a soft, even film instead: ugly, but shallow, because it stays wet longer and the deposit never concentrates in one spot. Then there's the common-landscape factor. Where a Crimson Point lot sides or backs onto an HOA-maintained strip, that strip generally runs off a shared controller set for turf coverage, not for the house sitting fifteen feet off it, and it usually runs overnight when nobody is out there watching where the water lands. Corner and end-of-run lots are the ones we quote highest.

The Test We Run Before Quoting a Price

Before we quote anything, we wet the pane and look at it soaked. If the cloudiness disappears while the glass is wet and creeps back as it dries, the deposit is sitting on top and it will come off. If the pane still looks hazy or scratched-looking while it is fully wet, the mineral has already cut into the silica, and that is etching. Etching is permanent surface damage. No chemical, no pad, and no amount of scrubbing brings it back, and anyone telling you otherwise is selling you a result they can't deliver. We'll say so standing in your yard rather than take money for a restoration that can't work. On glass that far gone the honest options are professional glass polishing, replacement, or living with it while keeping the rest of the house from getting there. Most Crimson Point homes we look at are a mix.

What Restoration Looks Like on Two Decades of Scale

Removable scale does not come off with soap and a squeegee. It takes a mild acidic cleaner worked into the deposit, real dwell time, then a full neutralize and rinse. We work pane by pane and check between passes, because a second pass on softened deposit is safer than leaning harder on the first. On tempered glass, which is what your patio sliders and most windows within a couple feet of a door will be, we don't razor and we don't take an aggressive pad to it. Tempered has a softer, less uniform surface than annealed glass, and it scratches in a way you cannot undo. Once the scale is off, the final rinse is 100% pure deionized water, so nothing dries back onto the pane and you actually see what the glass looks like underneath twenty years of Kuna canal water.

Fix the Head, Then Pay to Clean It Once

Here is the advice nobody selling restoration wants to give: adjust your sprinklers before you book it. Run each zone at dusk and stand where you can see the spray against the sky. Any head throwing water onto siding or glass needs its arc pulled in, a lower-trajectory nozzle, or a taller riser it never got. Fix that and a restoration holds for years. Skip it and the same haze is back by next August, on the same west windows. If the offending head sits on HOA common ground, that's a call to the board, not a nozzle you can turn yourself. Restoration here is quoted by severity, because a lightly filmed north elevation and a twenty-year west-facing bake are not the same job. Once the glass is back to clean, hard water treatment is included on the Monthly membership, no contract, with our 7-Day Rain Guarantee.

Hard Water Stain Removal in Crimson Point — Questions

Still wondering about something? Call or text us at (208) 453-6760.

How do I tell if my windows can be restored or if they're already etched?

Wet the pane with a hose and look at it while it's soaked. If the cloudiness vanishes under water and returns as it dries, the mineral is sitting on the surface and it will come off. If it still looks hazy while fully wet, the glass is etched and cleaning won't restore it. We run that same test on every elevation before quoting.

Why are my west windows so much worse than the rest of the house?

Afternoon sun on this side of Kuna dries the sprinkler droplet before it can run off the pane, so the full mineral load bakes in place as a ring. North-facing glass stays wet longer and usually just carries a thin film. On Crimson Point homes it's common for the west elevation to need real restoration while the north side only needs a normal deionized-water clean.

The spots come from the HOA's common-area sprinklers, not mine. What can I do?

Document it before you spend money. Shared strips typically run overnight on a controller set for turf, so the homeowner never sees the overspray. Go out during that zone's run time, get a photo or video of the head hitting your house, and take it to the board. We can clean the glass either way, but if that head keeps running as-is the staining comes right back.

Won't regular window cleaning take these stains off?

Not once the deposit has bonded. Standard deionized-water cleaning removes dirt and light film and leaves nothing behind, which is exactly what keeps clean glass clean. Hardened scale from years of canal water needs a separate acidic restoration step with dwell time and a neutralize. That's why it's quoted as its own service by severity, then maintained through the Monthly membership afterward.

Can you pressure wash the mineral off instead?

No, and we won't try. Pressure does almost nothing to mineral that's chemically bonded to glass, and on 2000s-era window frames it drives water past caulk lines that have had twenty summers of Idaho UV and freeze-thaw working on them. We use pressure and soft-wash methods on gutters and hardscape. Glass gets chemistry, dwell time, and a deionized rinse.

What does hard water stain removal cost in Crimson Point?

It's quoted by severity after we walk the house, because a filmed north elevation and a twenty-year west-facing bake are different amounts of labor. We'll also tell you which panes are past saving so you're not paying to treat etched glass. Once restored, hard water treatment is included on the Monthly membership.
