Screen Cleaning in Aegean Estates, Meridian, Idaho

Aegean Estates screens grey out because the mesh filters irrigation silt out of the air. The subdivision sits in northwest Meridian between McDermott and Black Cat, just south of McMillan in 83646, and it is one of Meridian's active build-outs, platted 2021–2026 across 4 phases. It runs about 56 acres, and that scale is part of the quote. Like most of Meridian, the sprinklers here run on pressurized irrigation rather than city water.

Why Aegean Estates Screens Grey Out

Start with the build stage — Aegean Estates is one of Meridian's active build-outs, platted 2021–2026 across 4 phases (ZIP 83646, about 56 acres). Screen mesh is a filter, and in Meridian it filters irrigation. Canal silt carried in sprinkler overspray dries in the weave, and because the mesh is rough it holds far more of it than the glass does. Add the west-side farm ground along Black Cat and McDermott, which throws field dust east across these roofs every time it is disked or cut and pollen, and within a season the screen is carrying a grey load you can see through a freshly cleaned window. That is the complaint we hear most: 'you cleaned the glass but it still looks hazy.' It is almost always the screen. Across roughly 56 acres it is remarkably consistent — Aegean Estates is one job, not thirty different ones.

Pulled, Washed Flat, Reseated

Scrubbing a screen in its opening pushes the silt deeper into the weave and flexes the frame. We pull each one, wash it flat on a padded surface so the mesh is supported, rinse it through from both sides, let it dry and reseat it in the same opening it came out of. Screens are not interchangeable — a frame that has sat in one opening for fifteen years has taken that opening's shape, and swapping them is how you end up with gaps. On Aegean Estates's newer builds the warranty paperwork usually still matters, so we work in a way that will not give anyone a reason to void it.

What We Find and Tell You About

On newer builds the common finds are mesh that was never seated properly in the spline channel, and builder-grade frames that racked out of square during installation. Both are cheap to fix and we will point them out. We do not charge for a screen we cannot clean. If you are on W Stavros St or one of the streets off it, we are likely already working nearby.

Booking in Aegean Estates

Aegean Estates is on our regular Meridian route, not a special trip. We already work W Kalamata St, W Mikonos St, W Stavros St and N Durmast Way inside the subdivision. It routes off McMillan, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

Doing It on One Visit

This pairs naturally with a window service, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice. Tell us what you want when you book and we will sequence it properly.

Screen Cleaning in Aegean Estates — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Why is screen cleaning an add-on rather than included?

Because it is real additional labour — every screen gets pulled, washed flat, dried and reseated. It is $50 added to a window service, which is far less than booking it on its own.

Will you break my screens?

We handle them flat and supported, which is the gentlest way. On screens that are already brittle we will show you the risk before we pull them and let you decide.

Do the screens go back in the right windows?

Yes — they are tracked and reseated in the openings they came from. That matters more than people expect on older homes.

Can you replace torn mesh?

We do not re-screen. We will tell you which ones need it so you can get them redone rather than discovering it yourself next spring.
