Three Builders, Three Screen Types

Berkeley Building, Eaglewood Homes and Riverwood Homes did not specify the same windows, so screen frames, mesh types and spline systems vary house to house on the same street. Some of the newer homes here have finer solar or no-see-um mesh rather than standard insect screen, and finer mesh clogs faster and needs gentler handling because it tears more readily. We look at what is actually in the opening rather than assuming, which on a development of 450 homes is easy for a volume installer to skip.

Fine Mesh Traps More and Tears Easier

This is worth knowing before anyone cleans your screens. Tighter weaves block smaller insects and cut more solar gain, and both are genuine benefits, but the smaller aperture also traps fine dust far more effectively, so these screens load noticeably faster than standard mesh. They are also easier to damage: too much pressure or a stiff brush will stretch or hole them. They need washing, not scrubbing, and they need it more often.

Construction Dust and Amenity Irrigation Together

At 450 lots across 150-plus acres the development builds out over years, so fine cement and saw dust arrives continuously and coats screen strands. Patagonia also has two planned community pools plus park, playgrounds, paths and green spaces irrigated with untreated canal water, so homes facing any of it take association spray that cements that dust into the weave as it dries. The two together load a screen considerably faster than either alone.

Pricing and the Tall Glass Note

Screen cleaning is +$50 added to a window clean, and both memberships include one free screen clean a year. Plans run 1,573 to 3,864 square feet, but only operable windows carry screens, so the two-story entry glass and tall stairwell panes that make these elevations impressive add none. The upper-floor bedroom screens do need safe access, which is the practical reason to have it done during a window visit.
