Subdivision age predicts severity better than anything else

Two Central Foothills streets a mile apart can be in completely different shape, and the reason is almost always when the sprinklers went in. The older pockets off Bogus Basin Road and around Crane Creek were landscaped when brass impact heads were standard: wide throw, coarse droplets, aimed by hand decades ago and re-aimed whenever somebody clipped one with a mower. They water across a driveway and onto a window wall without anyone noticing. The newer view-lot subdivisions went in with tighter spray and rotator spacing, which sounds better, except those heads were set at finish grade before the terraces settled. Which elevations actually take the overspray up here

Flat valley lots spot the bottom three feet of every window on all four sides. Tiered foothills lots do not behave that way. The irrigated terraces usually sit above the house, watering runs at night or just before dawn, and the same downslope drainage air that pulls cold off the Boise Front carries that mist downhill, onto the lower elevation, the walk-out level, and the deck-level glass tucked under an overhang where rain never rinses it. The big upstairs view windows people worry about are frequently the cleanest on the house. Then afternoon sun hits a west or south pane that has been wet since four in the morning, bakes the minerals dry in place, and that is the pane that etches first. The wet-glass test, and what pressure will not do

Run this yourself before you call. Wet the pane with a hose and study the spots while the glass is soaking. If they vanish and return as it dries, the mineral is sitting on the surface and it will come off — that is the good outcome and most of what we find. If you can still read the rings clearly with water running over them, the deposit has already etched into the glass, and no chemical, no pressure, and no amount of scrubbing brings that pane back to new. Etched glass improves. It does not reset, and anyone promising otherwise on a fifteen-year-old south-facing window has not done the work. Pressure alone does nothing to mineral scale either. Aiming a pressure washer at a window is mostly a good way to push water past tired weatherstripping.
