Greenmont went up as a single Hubble Homes build of 344 houses at Ustick Road and Indiana Avenue, which means the irrigation went in the same way: one contractor, one head spacing, one era of rotors and spray bodies across the whole subdivision. That's a different situation than an older Caldwell street where one house was re-piped in 2004 and the neighbor's system dates to the seventies. Out here the etching clock started on nearly every lot within a couple of seasons of each other, so when we find real mineral buildup on one Greenmont front elevation, we usually find it three doors down too. It also makes the fix repeatable. Same head types, same arc problems, and usually the same two or three sprinklers per lot doing ninety percent of the damage to the glass.
Two separate watering systems hit Greenmont glass. Your own zones run off the builder's controller and water your beds and lawn. The HOA's common landscaping — the strips along the collector frontage, the entry beds, the pathway and common-lot turf — runs on a different clock, usually early morning, usually with bigger rotors throwing farther because they're covering open turf instead of a five-foot bed. Homeowners on perimeter lots facing those common strips catch overspray they never scheduled and can't reprogram from their own controller. Do this before you hire anybody, us included. Wet the glass down with a hose and look at it soaking wet. If the spotting vanishes while wet and comes back as it dries, the minerals are sitting on top of the glass and they will come off. That's a straightforward restoration. If the cloudiness is still clearly visible with water running over it, the minerals have already pitted into the glass surface, and no compound fully reverses that. Almost always sprinkler aim and orientation, not water quality. Greenmont's systems are all the same age, so the difference comes down to which heads throw toward glass, whether your lot backs the HOA's common turf, and which direction your worst windows face. West and south elevations near a rotor take the most. It's why we walk the yard before quoting instead of pricing off a photo.
Look at where it is. Sprinkler damage concentrates on ground-floor glass, usually the lower few feet, on the elevations a head can reach. Tap-water spotting from washing shows up evenly over the whole pane, upstairs included. In Greenmont it's nearly always the sprinklers, because both the aquifer water and the canal water out here are hard enough to leave deposits.
No. Pressure moves loose dirt, and mineral scale is chemically bonded to the surface — you can put 4,000 PSI on it and it will still be there. Removing it takes a restoration compound and mechanical work by hand. Pressure washing near stained glass mostly just risks driving grit into screens and frames without touching the actual problem.
