Why a new subdivision spots faster, not slower

People assume a neighborhood this young is too new to have hard water damage. It works the other way around. The sprinkler systems at Heirloom Ridge were installed and aimed during buildout, on lots with no mature landscaping to block anything, and most have never been re-aimed since. Star runs pressurized irrigation — untreated canal water carrying dissolved minerals and silt, not treated city water — from roughly mid-April to mid-October. A head throwing twelve feet at a house with six feet of setback is hitting glass every single cycle. Three mornings a week for five months is a full season of deposits, each one baked on by afternoon sun before the next. Two years of that on a south or west elevation is enough to start etching the glass itself.

Which elevations actually take the overspray here

On these half-acre-class lots the front lawn is the largest irrigated area, so street-facing elevations usually take the worst of it — dining room, office, and the windows on the garage side. Corner lots take two elevations. Where the HOA maintains common landscaping along the collector streets and entry plantings, those systems typically run rotors, which throw farther and higher than the spray heads in a back yard, so homes fronting those strips catch mist on second-story glass too, not just the ground floor. Back yards are the variable one, because they are on the homeowner's own layout and timer: some are drip-fed beds that never touch the house, others have a single head tucked behind a patio corner quietly blasting the great-room slider all summer. Grading the damage before we quote anything

There are two different problems here and they do not cost the same to fix. Stage one is mineral deposit sitting on top of the glass — white spotting, often in a chalky arc that matches the sprinkler pattern. That comes off. Stage two is etching, where minerals have eaten into the glass surface and left permanent haze you can feel with a fingernail even after the pane is clean. That does not come out with pressure, soap, a magic eraser, or anything we own. Nobody pressure washes etching out of glass, and anyone telling you otherwise is charging for a result they cannot deliver. How we take it off

Restorable panes get a mineral-dissolving treatment worked in by hand with a pad, dwell time set by how heavy the buildup is, then a full rinse and a finishing pass with 100% pure deionized water so nothing dries back onto the glass. Heavy deposits take more than one round. It is slow work compared to a normal window cleaning, which is why it is quoted by severity rather than by pane count. We do the frames and the bottom rail at the same time — mineral crust collects in the track corners on the black-frame vinyl windows common out here, and the house still looks spotted from the driveway if the glass is perfect and the frames are not.

Keeping it from coming back

Removing stains without fixing the irrigation is money spent twice.
