Heirloom Ridge is Toll Brothers ground built on the old Rosti farm off Floating Feather and Pollard, and it still backs straight onto working hay and corn fields on the side the northwest wind actually comes from, which is a different dust problem than a subdivision surrounded by other subdivisions.
Most of Star's newer subdivisions finished cutting ties with the farmland around them years ago — Heirloom Ridge hasn't. It sits off Floating Feather and Pollard Lane on what was Rosti farm ground, and on the prevailing northwest-wind side, houses back straight onto rows that are still in hay or corn. That's a different problem than a subdivision surrounded by other subdivisions. Every disking pass, every hay cutting, and especially the August-October corn chopping puts a fresh, fine tan film on the back-facing glass here before it ever reaches the more built-out parts of Star. If your kitchen or great-room windows face the field side, you're getting first pass on that dust, not the diluted version that's already settled out over rooftops elsewhere.
Heirloom Ridge is recent enough construction that black-frame vinyl windows are common here — Toll Brothers has leaned into that look on the newer half-acre-class lots. It's a sharp look, but black frames show hard-water spotting and dust film in a way white vinyl simply doesn't hide as well; the contrast makes every dried mineral droplet and every dust streak visible from the driveway. Combine that with pressurized irrigation running untreated, silt-carrying canal water from mid-April to mid-October, aimed at houses sitting close to their sprinkler heads, and you get glass that spots fast and shows it faster than the older, whiter-framed stock elsewhere in Star.
The half-acre-class lots out here mean more lawn, more landscape bed, and more pressurized irrigation zones aimed in more directions than a typical 6,000-square-foot in-town lot. That's more chances for overspray to hit ground-floor glass directly through a full Idaho summer. It also means more window area per house — Heirloom Ridge runs larger custom and semi-custom homes with taller entry glass and multi-story window walls, the kind of glass that's expensive to leave streaked and genuinely hard to do right from a ladder without leaving lap marks on tall single panes.
Lots that back onto active field ground often have irrigation ditches, field fencing, or a wider unmowed buffer strip between the yard and the property line, and some of these homes sit on new streets that aren't fully built out with sidewalk and curb yet. None of it stops the job, but it's worth knowing before a crew shows up — we bring our own water via a trailer-mounted deionized system, so we're not depending on an outdoor spigot near a field-facing wall that may not be plumbed yet on the newest builds.

Star's pressurized irrigation runs untreated canal water carrying silt on top of dissolved minerals, and on lots with sprinkler heads close to the house, ground-floor windows and the base of light-colored siding or stone wainscot take direct hits all summer. Regular deionized-water cleaning strips the mineral and silt spotting before it has a chance to bake on in the heat.
Yes. We use a water-fed pole system that reaches multi-story glass without soap streaking or lap marks, which matters more on large single-pane window walls than on grid-divided windows where seams hide minor imperfections. Reachable ground-floor glass gets the full deionized-water and squeegee finish; taller sections are cleaned safely from the pole system so you get a streak-free result without anyone on a ladder against second-story glass.
