House Washing in Southern Highlands, Meridian, Idaho

A Southern Highlands exterior collects three different things, and only one of them is dirt. The subdivision sits in far south Meridian south of Amity, between Locust Grove and Eagle Road in 83642, and it is still filling in — the plats recorded 2014–2019, across 4 phases. It runs about 79 acres, and that scale is part of the quote. The pressurized irrigation here is mapped to the Boise Project Board of Control.

What Grows and Settles on Southern Highlands Siding

Start with the build stage — Southern Highlands is still filling in — the plats recorded 2014–2019, across 4 phases (ZIP 83642, about 79 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the working farm ground still south of Amity, which puts field dust on this glass through every spring disking and every fall silage run. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 79 acres it is remarkably consistent — Southern Highlands is one job, not thirty different ones.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. Southern Highlands routes off Amity, so getting here is not a special trip.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Tell us you are in Southern Highlands off Amity and we can place you immediately.

Where Southern Highlands Sits on Our Route

Southern Highlands is on our regular Meridian route, not a special trip. We already work S Bow Canyon Way, E Mores Trail Dr, E Lodge Trail Dr and E Lodge Trail Ct inside the subdivision. It routes off Amity, which is how we keep travel out of the price. We schedule by area rather than by first-come, which keeps drive time down and means we can hold prices where they are. It also means there is usually a crew working within a few streets of you most weeks of the season.

Where We Stop

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.

House Washing in Southern Highlands — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will this damage my siding or my plants?

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.

How often should a Meridian house be washed?

Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.

What does it cost?

$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.

Do you wash the windows as part of it?

The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
