What Soiling Costs a Southern Highlands Array

Start with the build stage — Southern Highlands is still filling in — the plats recorded 2014–2019, across 4 phases (ZIP 83642, about 79 acres). A solar panel is a piece of glass mounted at a shallow angle with nothing above it, which makes it the best dust collector on the property. In Meridian it catches the working farm ground still south of Amity, which puts field dust on this glass through every spring disking and every fall silage run, and then — the part people do not expect — it catches pressurized irrigation overspray. Canal water on a warm panel evaporates fast and leaves exactly the bonded mineral film it leaves on windows, except here it sits directly in the light path. Soiling losses on a neglected valley array are not trivial, and the panels at the low edge of the array, where runoff concentrates, are usually the worst. We see it most consistently on the homes along S Bow Canyon Way.

Deionized Water, No Soap, No Abrasives

Panels get the same pure-water method as glass, and for a better reason. Soap residue on a panel is a soiling magnet — it attracts and holds the next layer of dust, so a soaped panel gets dirty faster than one that was never cleaned. Deionized water dissolves the mineral and dries clean with nothing left behind. We never use abrasives or anything that could mar the anti-reflective coating, which is a thin functional layer and not something you can scrub without cost. Being this close to Amity means the road-facing elevation is always the one that needs the most attention.

Roof Access and the Things We Will Not Do

We clean from the ground with water-fed poles wherever the roof pitch and array position allow it, which keeps weight off the panels and off your roof. We do not walk on panels — micro-cracking from foot traffic is invisible and permanent. We do not touch wiring, inverters, optimizers or mounting hardware; if we see something that looks wrong we photograph it and tell you to call your installer. Arrays we cannot reach safely we will decline rather than improvise. At about 79 acres, Southern Highlands is small enough that neighbours booking together is genuinely cheaper for everyone.

We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.
