What Spring Valley Siding Actually Is

Walk this part of north Eagle and the exterior mix is consistent: painted fiber-cement lap or board-and-batten across most of the wall, a stucco or stone-veneer wainscot at the base, and stucco carrying the whole elevation on a share of the homes. Very little old cedar, almost no aluminum. That matters because fiber cement and stucco each fail in a different direction under pressure. Fiber cement holds its color well but the factory or field paint sits on a porous board — hit it with a wand and you drive water behind the lap joints and blast the finish off the butt ends. Stucco is worse: high pressure on a sanded finish coat opens up the surface and leaves fan-shaped scour marks you cannot patch out. Everything here gets soft-washed for that reason. Chemistry does the work, low pressure rinses it, and the siding keeps its paint.

North Walls Grow Algae, Sun Walls Chalk

These two look similar from the driveway and they are not the same problem. The north and northeast elevations here dry slowly, especially on homes where the neighboring lot is still bare and there is no shade but also no airflow break. That side grows a thin green-black algae film, heaviest under eaves and behind downspouts. It comes off completely with a soft-wash — the surfactant kills it at the root instead of just knocking the color off, so it stays gone longer than a rinse would. The south and west walls are a different animal. Full afternoon sun on painted fiber cement oxidizes the binder, and the paint releases a fine powder when you drag a hand across it. That is chalking, not dirt. Washing removes the loose layer and evens the wall out, but the wall will keep chalking until it is repainted. Anybody who tells you a wash reverses chalking is selling you something.

How We Run a Soft-Wash on a Newer Build

We bag or tarp anything young in the beds first, because new landscaping in Spring Valley is usually one season of root growth deep and cannot take runoff the way an established yard can.
