Spring Valley's sprinkler systems are almost all newer than the trees. Heads were set on bare graded dirt, aimed to cover lots that had no shrubs to block them yet, and they have been throwing untreated pressurized irrigation water at the lower half of your house ever since.
The water hitting your windows here is not treated city water. North Eagle runs on pressurized irrigation drawn off the ditch system — New Dry Creek Ditch and Farmers Union Canal water — and that carries far more dissolved calcium and silt than anything coming out of your kitchen tap. Every cycle leaves a film. Sun bakes it, the next cycle lands on top, and within two or three seasons you have a layered mineral scale that a normal wash slides right over. What makes Spring Valley different from a 1990s Eagle neighborhood is not the water, it is the aim. These heads were positioned on open dirt with no mature landscaping in the arc, so they were set wide and set high, and nobody has re-aimed them as the yards filled in.
On most Spring Valley streets there are two separate systems putting water in the air. The HOA runs the entry parkways, common green space, and the strips along the pathways on a controller nobody in the house can see or adjust. Your own system covers the yard. When we walk a job here, the first thing we do is figure out which one is actually hitting your glass, because it changes what you can do about it. Homes fronting common landscaping or a pathway strip often get stained on the street-facing elevation by heads that are not theirs — and the fix is a conversation with the HOA landscape contractor, not with your own controller. Homes on interior lots are almost always doing it to themselves, which is easier to solve.
Two patterns show up over and over in this neighborhood. Spray heads on small side yards sit close to the foundation and hit the bottom two feet of first-floor glass — you see a hard tide line across the lower pane and clean glass above it. Rotors are the bigger problem. On the larger lots and the common turf areas, rotors throw thirty to forty feet, and on a windy Eagle evening that mist carries onto second-story windows nobody thinks to check. West and south elevations bake hardest, so the same amount of water leaves worse scale there than on the north side of the house. If your upper windows look hazy and your lower ones look spotted, you have both problems at once.
Here is the part most companies skip. Mineral scale sitting on top of the glass comes off — we use a restoration compound and pads, work the pane by hand, and it clears. Etching that has bitten into the glass surface does not, because there is nothing left to remove; the silica is gone. The rough test is your fingernail. If you drag a nail across the spot and feel nothing, it is scale and we can take it. If you catch a distinct edge, some of that damage is permanent and the honest outcome is major improvement, not perfect glass. Spring Valley is mostly good news on this — homes are young enough that we are usually dealing with buildup, not deep etch. Older Eagle neighborhoods are the ones where we have to deliver bad news.
Restoration is slow, hands-on work and it is quoted by severity, not by pane count. That means it is worth doing once, correctly, and then not needing again. If the sprinkler that caused it is still pointed at the same window, you will be looking at the same stain within a season or two. Because pressurized irrigation water is harder than tap water and your system has been running full arcs since the lot was bare dirt. Three seasons of daily cycles on a west-facing window in Eagle sun is plenty to build visible scale. The upside is that at three years it is almost always surface buildup, which comes off cleanly. Wait another five years and that answer changes.
Get us out to confirm which heads are responsible — we can usually tell from the spray pattern on the glass and the position of the nozzles. If it is HOA equipment, take that to the landscape contractor or the board, because you cannot adjust a controller you do not have access to. We can still restore the glass either way, but you will be paying for it again if the aim never changes.
No, and anyone telling you otherwise is going to disappoint you. A standard clean removes dirt and film sitting loose on the surface. Bonded mineral scale needs a restoration compound worked into the pane by hand — it is a different job, different time, different price. Run a fingernail across a bad spot. Smooth means it is scale sitting on top and we can remove it. If you feel a distinct texture or catch an edge, the mineral has eaten into the surface and no product on earth puts that back. We will still improve the look considerably, but we will say up front that it will not go to perfect rather than take your money and hope.
Not the way we do it. On the vast majority of residential windows the low-E coating is on an interior surface of the sealed unit, so exterior restoration does not touch it. Where a coating is exposed on the outer face, restoration compound can absolutely ruin it, so we check the glass and the manufacturer stamp before we start. If we are not confident, we stop and tell you instead of testing it on your window.
