Construction fines are the aggressive half

Alongside the granite grit blowing down the foothills corridor, arrays here collect drywall powder, stucco overspray, paint mist and mortar splatter from whatever is being framed nearby. Drywall dust is the nastiest of those on a panel: it goes to a thin paste the first time it gets wet, then dries hard and bonded to the glass. Mortar and stucco fines are worse still because they are alkaline and gritty at once. None of that comes off with a hose, and all of it scratches if somebody brushes it dry. We flood the surface first, every time.

Panels still under warranty deserve the careful method

On a house this new the array is almost certainly still inside its manufacturer warranty window, which raises the stakes on method. Abrasive scratching and soap residue are both things an installer can point at, and neither is worth risking to save ten minutes. We use pure deionized water with nothing dissolved in it and no soap at all, so there is nothing left on the glass and nothing introduced that was not already water. Where the pitch and footing do not honestly permit roof access, we say so rather than improvising on a new roof.

Decomposed granite is abrasive, and that changes the method

The grit rolling off the decomposed-granite ground up here is sharp and mica-flecked rather than fine and powdery. On a panel that matters twice over: it cuts output by scattering light, and it will scratch the glass if anyone scrubs it dry or runs a brush over it without flooding it first. Scratches on panel glass are permanent and they cost you output for the life of the array. We flood the surface with pure deionized water before anything touches it, use a soft brush only where the water alone will not lift a deposit, and leave no soap film — soap residue on a panel is a dust magnet and a warranty question at once.

Roof pitch and access on these builds

The custom and semi-custom elevations here put arrays on steeper pitches and higher planes than a single-story ranch does, so the work is planned rather than improvised — pole-fed pure water from the ground where the geometry allows it, and proper roof access only where the pitch and footing honestly permit. Nobody walks a steep array field to save time. We look at the roof before quoting because the reach, not the panel count, is usually what sets the number.

Timing a cleaning around active construction

Arrays are quoted per array after a look at the roof. The honest scheduling advice while your street is still being built: a one-off wash will not hold as long as it would on a finished street, because the dust source next door is still operating. If you want maximum value, a cleaning cycle timed around the active building beats paying one-off rates twice to fight the same fines. Once the neighborhood plants out and the crews move on, the interval can stretch considerably.
