Know what your walls actually are before anybody sprays them

Walk these blocks and you see the same three or four skins. T1-11 grooved plywood on the ranches and split-levels, painted hardboard lap on the mid-seventies builds, a brick or stone wainscot across the front third of the house, and cedar shake or board-and-batten accent in the gable ends. Early vinyl shows up on re-sides done in the nineties, usually only on the back and sides where the original hardboard failed first. This matters because none of them wash the same. Plywood and hardboard both drink water at any cut edge or failed paint groove and will swell if you push pressure at them. Brick takes a rinse fine but holds efflorescence that soap does not touch. The gray-white band along the bottom three feet is sprinkler line

Almost every house here has it. Boise water runs roughly 10 to 13 grains hard and the west-side well zones sit near the top of that, and it does not rain here from mid-June to late September while every lawn on the block runs heads twice a day. An impact head that clips the wall at six in the morning flash-dries by eight, and what it leaves behind is mineral plus whatever soil it kicked up off the bed. On light T1-11 and painted hardboard it reads as a chalky band from ankle height to about your waist, darker at the corners where two heads overlap. Soap alone smears it. We treat that zone separately with a longer dwell and a dedicated rinse, and we ask you to shut the zone off the morning of the wash so we are not fighting a fresh coat while we work.

North walls go green because this is river bottom, not bench

Up on the dry bench a north wall stays mostly clean. Down here between the park pond, the river and sixty-year-old poplars and silver maples that now tower over a single-story roofline, the north and northeast walls stay damp and shaded well into the afternoon. That is algae, not dirt, and it shows first in the T1-11 grooves and under the lap shadow line where moisture sits longest. Blasting it makes it look gone for about four months, because pressure only removes what is on the surface and leaves the root structure in the grain. A soft wash is a chemical kill first and a rinse second, which is the reason the same wall stays clean twelve to eighteen months instead of one season. If your north side has come back fast before, that is why.

Chalking on the west wall is a paint problem, not a dirt problem

Here is the honest part. Rub your hand on the sun side of an older house here and if it comes away powdery white, that is the paint binder breaking down after thirty-plus years of unshaded west and south exposure. We can wash the chalk off, and the wall will look markedly better and even in color. What washing will not do is restore the sheen or bring back pigment that has already oxidized away, and on badly chalked walls the color will read slightly lighter afterward because we removed the powder that was sitting on it. If you are repainting inside the next year, wash first, since chalk is the single most common reason new paint fails to bond. Will pressure washing wreck my T1-11 or hardboard siding?

It can, which is why we do not do it. Both drink water at the bottom edge, at cut ends, and anywhere paint has failed inside a groove. A pressure tip will fuzz the plywood veneer, swell hardboard until the lap edge waves, or drive water behind the wall entirely. Soft washing does the work chemically at garden-hose pressure and rinses clean. Save real pressure for the concrete drive and walks.

The north side of my house went green again a year after the last wash. Why?

Because it was almost certainly pressure washed rather than treated. Pressure knocks the visible growth off the surface but leaves the root structure down in the T1-11 grooves and under the lap shadow, and in this damp river bottom with heavy canopy it repopulates in a few months. A proper soft wash kills it first, then rinses. Expect twelve to eighteen months out of that wall instead of one season.

Can you get the white sprinkler band off the bottom of my siding?

Usually most of it, and how much depends on how long it has baked on. Mineral laid down this summer comes off without much fight. A band that has cured through three or four rainless Boise summers on a west wall can be bonded into the paint film itself, and at that point no cleaner takes it fully back. We test a corner and tell you which one you have before quoting, not after.

My paint leaves chalk on my hand. Should I wash before repainting?

Yes, and it is the highest-value wash we do. Chalk is the number one reason a fresh coat peels off within two years on these older west walls, because the new paint bonds to loose powder instead of to the substrate. Wash it, let it dry, then paint. Just know the wash will look slightly lighter than you expect since we are removing the powder that had been sitting there.

Does the house even need washing every year?

Often not. If the only dirt is a light sprinkler band and the north wall is still clean, a mid-summer rinse of the bottom courses is enough and we will say so. The honest trigger is the shaded side: once green shows in the grooves or under the lap, that is organic growth working into the surface and it is worth doing. Do you wash the brick front and the gable cedar too?

Yes, and they get different handling. Brick and stone wainscot rinse fine but hold efflorescence, the white salt bloom that pushes out through the masonry, and that is a separate treatment from soap.
